ponding and some shared facilities were on the park property.

4. Public\Shared Space

The shared space would include the gym and community multi-purpose space
which would be constructed by the City and leased by the School.

3.2 Mixed Use Development

1. Description

The concept includes a combination of senior cooperative two level
townhomes, one story office cooperative units with lofts and underground
parking and a one story civic building with a partial second floor. The
townhomes, targeting the younger senior couples, is proposed as two story
stacked flats with small street front yards and small alleyway with a garage. The
commercial development will be very small one story structures with a loft.
These could be used as home offices or small offices on the first floor with art
studios, craftshops, etc in the lofts. The civic building will provide meeting
space for residents/community groups, warming house and recreational space.
In addition, the civic building may be able to accommodate a small
neighborhood daycare. The upper level space of the civic building could be
rented for meeting space or neighborhood services such as visiting medical,
social service offices, preschool functions, etc.

2. Development Team

The development team includes DaVern Inc. as the primary developer and Cundy.
Santine & Associates, L.L.c. as the architect. It is anticipated that other team
members would be retained if the proposal were selected.

3. Size of Improvements

It is unclear from the proposal the size and density of the uses although all three
uses could fit on the site with possible shared parking. ponding and green space
provided on the park land. The developer will be prepared to provide additional
information at the Council meeting along with a proposed sketch plan.

4. Public\Shared Space Provided

The public\shared space is proposed as the civic building which would serve as the
buffer between the townhomes/offices and the park. The proposal includes a
pedestrian street that ties each of the uses together into a small central square.

PF#3076 - RCA (06/29/99) - Page 3 of 4
