. .

(Ii) The liquid nitrogen storage tank will be relocated and totally screened behind the north stucco
walL

@ The parking space on the west was removed to comply with Ramsey County setbacks,

(i) A green area is proposed for the east side of the vacant corridor between the two buildings. This
will enable employees to use a picnic table, etc.

In regards to those concerns which were not addressed by either the Site Development Plan, Edition
#9 or the PUD, PF #3077, we would offer the following comments:

*' Privacy for the adjacent neighbors will increase. in that privacy IS a relative two way
arrangement.

*' The driveway that currently surrounds the building will no longer exist thereby eliminatir..g the
existing traffic pattern,

*' We cannot predict what influence our plan will have on property values, however we would
expect that the beautification of our property would not only enhance our property values but
our neighbor's property values as well.

*' Any increased activity, if it actually occurs, will not be visible to the adjacent neighbors.

* We cannot control our clients parking however it would seem improbable that increased activity
would warrant additional parking as far away as Harriet Lane(See Section 3.17 - PF#3077-
(03/1 0/99).

'* Construction will take 3-4 months and with that will come some level of noise and congestion,
much the same as what occurred when Rose Villa was constructed.

In the Request For Planning Commission Action, Item No: 6C which was prepared by the City of
Roseville Staff and presented to the Planning Commission on March 10, 1999, additional comments
and findings were submitted to support our PUD PF#3077 and to identify specific requirements, In
summary, we are confident that we have addressed the issues raised by the City of Roseville staff. the
City of Rose vi lie Planning Commission and the adjacent neighbors. We have significantly altered our
Site Development Plan and feel we have modifien it in such a way that it will meet our expansion needs
without causing undo disrupfon in the neighborhood. In fact, the completion of this project will
enhance the entire neighborhood. As property owners, we all have certain rights. It has been our goal
to address these rights both for the neighbors and ourselves, If there are further questions, we will
attempt to answer those at the April 14, 1999 Planning Commission Meeting. If you desire additional
information prior to that time, call us at our home (651)771.0262 or at the laboratory (651)489.8000.

G:\ wpwrN\DOCFILES\LEXINGTO\Neighborhood Concerns&Reactions4- 3.QQ wpd

_.'"'.,--,.._,-
