This <br />will enable employees to use a picnic table, etc. <br /> <br />In regards to those concerns which were not addressed by either the Site Development Plan, Edition <br />#9 or the PUD, PF #3077, we would offer the following comments: <br /> <br />*' Privacy for the adjacent neighbors will increase. in that privacy IS a relative two way <br />arrangement. <br /> <br />*' The driveway that currently surrounds the building will no longer exist thereby eliminatir..g the <br />existing traffic pattern, <br /> <br />*' We cannot predict what influence our plan will have on property values, however we would <br />expect that the beautification of our property would not only enhance our property values but <br />our neighbor's property values as well. <br /> <br />*' Any increased activity, if it actually occurs, will not be visible to the adjacent neighbors. <br /> <br />* We cannot control our clients parking however it would seem improbable that increased activity <br />would warrant additional parking as far away as Harriet Lane(See Section 3.17 - PF#3077- <br />(03/1 0/99). <br /> <br />'* Construction will take 3-4 months and with that will come some level of noise and congestion, <br />much the same as what occurred when Rose Villa was constructed. <br /> <br />In the Request For Planning Commission Action, Item No: 6C which was prepared by the City of <br />Roseville Staff and presented to the Planning Commission on March 10, 1999, additional comments <br />and findings were submitted to support our PUD PF#3077 and to identify specific requirements, In <br />summary, we are confident that we have addressed the issues raised by the City of Roseville staff. the <br />City of Rose vi lie Planning Commission and the adjacent neighbors. We have significantly altered our <br />Site Development Plan and feel we have modifien it in such a way that it will meet our expansion needs <br />without causing undo disrupfon in the neighborhood. In fact, the completion of this project will <br />enhance the entire neighborhood. As property owners, we all have certain rights. It has been our goal <br />to address these rights both for the neighbors and ourselves, If there are further questions, we will <br />attempt to answer those at the April 14, 1999 Planning Commission Meeting.
