<br />2.4 Mr. Olson presented his plans at the Planning Commission Meeting on 10/14/98 and <br />was provided with the following comments and suggestions. <br /> <br />1. In general the Planning Commission was supportive of the concept for <br />expansion and in particular joining the two projects (Lexington Professional <br />Building and Suburban Hardware) together into one coordinated project. <br /> <br />2. There was some discussion regarding setback requirements and the <br />application of the City's Cornerstone guidelines. The Ramsey County <br />Roadway Master Plan calls for the dedication of an additional 16 feet of right- <br />of-way for Lexington Avenue in this location. Requiring a ten foot front yard <br />setback (Cornerstone guideline) in addition to this dedication would result in <br />the building being set back 26 feet from the edge of the current right-of-way. <br />According to Mr. Olson, this would impact the feasibility of the project. The <br />Commission also suggested looking at increasing the rear yard setback to <br />accommodate additional landscaping as a buffer to the neighborhood to the <br />east. <br /> <br />2.5 Concept site plans for these two options and concept building elevations are <br />attached. <br /> <br />3.0 SUGGESTED ACTION <br /> <br />3.1 Provide comment and direction to the applicant and staff on John Olson's request <br />for the expansion of the building at 1944 Lexington Avenue North. <br /> <br />Attachments: Location map; proposed site plans, proposed building elevations, BRE letter. <br />Prepared by: Cathy Bennett (490-2241) & Kim L.
