Robey <br />2905 Snelling Avenue North <br />Roseville,MN 55113 <br /> <br />RE: Request to Amend Land Area of Collee;e Properties/Ea~e Crest Planned <br />Unit Development (PF3094) <br /> <br />Gentlemen: <br /> <br />The purpose of this letter is to update you on the status of your request to amend the <br />boundary of the College Properties/Eagle Crest Planned Unit Development to add <br />approximately 1.49 acres for the purpose of constructing a 26-room hotel addition and <br />a 122 seat restaurant (Country Inn and Suites Hotel and restaurant). <br /> <br />On Monday, July 12, 1999 the City Council approved your request based on the review <br />findings and conditions listed below: <br /> <br />3.1 The use of the Benjamin's property for a three-story addition to the existing <br />hotel is consistent with the Comprehensive Plan and the Zoning Code, and is a <br />consistent addition to the master site plan approved in 1993 for this planned <br />unit development. <br /> <br />3.2 The architectural design of the building will complement the existing building. <br />Exterior building materials will be similar to the existing buildings, and will <br />include a combination of lap siding, red-brown face brick, and white trim and <br />windows. The active entry areas (facing Snelling Avenue) have been oriented <br />away from the residential neighborhood to the west. <br /> <br />3.3 The rear setback of the building addition along Lincoln Drive lies within the <br />required 30 foot setback. The PUD agreement will be designed to permit this <br />minor encroachment. <br /> <br />3.4 The expansion of the building as proposed will not have an adverse impact on <br />the general public health, safety and welfare. <br /> <br />@ <br /> <br />(A~ <br />1'rv\' <br />
