<br />and renderings of landscaping will be presented at the me~ting. <br /> <br />2.10 The Engineering report (attached, 1104/99) recommends improved driveway alignment with <br />the temporary median cut in County Road C-2. <br /> <br />2.11 The Engineering report on the project (attached, 01/04/99) recommends more detail <br />regarding storm water ponding and sewer design. It is unclear whether the new facilities <br />actually will have more impervious surface and run off than the existing Benjamin's <br />development. The developer will be requested to clarify and identify solutions for the storage <br />needed. At the Benjamin's site, the utilities must be disconnected at the right-of-way <br />connection to public utilities when the building is demolished. <br /> <br />2.12 Section 1008 of the City Code outlines the requirements and procedures for a planned unit <br />development, including amendments to existing planned unit developments. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 In reviewing this request, staff has made the following findings: <br /> <br />1. The use of the Benjamin's property for a three-story addition to the existing hotel is <br />consistent with the Comprehensive Plan and the Zoning Code, and is a consistent <br />addition to the master site plan approved in 1993 for this planned unit development. <br /> <br />2. The design of the addition is consistent with the existing facility. The site design, <br />survey, landscaping, and engineering issues can be resolved to the satisfaction of the <br />staff. <br /> <br />3. The expansion of the building as proposed will not have an adverse impact on the <br />general public health, safety and welfare. <br /> <br />4. The expansion of the building as proposed is consistent with the City of Roseville's <br />Comprehensive Plan and Title 10 of the City Code (Zoning), including the City's <br />design standards. <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />4.1 Based on the findings outlined in Section 3 of this report, staff recommends approval of the <br />request to amend the boundary of the College Properties/EagleCrest PUD in order to expand <br />the size of the Country Inn and Suites building by adding approximately 21,000 s.f. of space <br />on three floors, including a restaurant and 24 lodging rooms for a total of 81 with the <br />following conditions: <br /> <br />1. The site must be developed in accordance with the staff corrected plans submitted and <br />approved in conjunction with the request for an amendment to the approved planned <br />unit development (site plan; grading, drainage, erosion control, & utilities plan; <br />concept landscape plan; building floor plan; and exterior building elevations all dated <br />12/14/98).
