The Garden Center indicates that there would only be 250 <br />vehicle trips per day on a typical day. Our estimate was between 400 and 500. <br /> <br />As we indicated in our February 4 letter, calculation of volumes generated from a garden center is <br />somewhat difficult. We used 450 vehicle trips per day for calculations and said that this figure <br />represents a design day which is typical of heavier traffic periods. For a very seasonal development <br />such as a garden center, we tried to select a heavier time period as opposed to an average period. We <br />therefore used figures that are conservatively high because of the lack of data in general and the <br />seasonal variation. <br /> <br />Even with our high calculations, we indicated that there would not be any significant traffic impacts <br />since the volumes are spread throughout the day and in different directions. If the number is 250 <br />instead of 450, the traffic impacts will be even less than those indicated in our report. We indicated <br />that there would be approximately nine vehicles in the peak hour traveling to or from the west on <br />Oakcrest Avenue. If there were only 250 vehicle trips per day, this number on Oakcrest Avenue <br />could drop to five. The difference would be one vehicle every six minutes based on our report <br />numbers or one vehicle every twelve minutes using the 250 vehicle trips per day number. Either <br />way, the volume of traffic will not be very noticeable. <br /> <br />A second question raised in your letter was the impact of closing the median on Snelling A venue. <br />We anticipate that this would reduce the amount of traffic to the Lyndale Garden Center. The <br />options are to make the right-in or right-out movement from Snelling Avenue or to use Oakcrest <br />A venue and Fairview A ve~ue. With the median open, we anticipated that there would be ten <br />northbound left turns to the site and seven outbound left turns to go north on Snelling A venue in the <br />p.m. peak hour. With the median closed, our assumption is that there would be a reduction in total <br />trips to the site with some additional traffic using Fairview A venue.
