<br />" <br /> <br />limited to 10 to be repaired vehicles in stalls that are 9 feet wide and 18 feet deep. <br /> <br />3.13 All towing equipment, including dollies, trailers and wreckers, shall be stored within the <br />screened area or within the building. The proposed inoperative vehicle storage area could <br />be modified to accommodate these vehicles, however, it would be required to meet all <br />setback requirements stipulated in the Zoning Ordinance. <br /> <br />3.14 All two-way drive lanes shall be 24 feet in width and all one-way drive lanes shall be 12 feet <br />in width. <br /> <br />3.15 Because the submitted plan set does not label these items, the applicant shall identify on-site <br />improvements such as the parking lot lighting and the trash enclosure on the fmal plans. If <br />not stored in the building, trash shall be placed in an enclosure with a roof and attached to <br />the existing structure. The enclosure shall be constructed of similar materials and color to <br />that of the existing building. <br /> <br />3.16 . The applicant proposes a wall mounted sign on the east side of the structure that is consistent <br />with City Code and less than 10% of the front building wall. No banners or displays shall <br />be hung from fences or the building. <br /> <br />3.17 Because the submitted plan does not label where customer parking, employees parking, <br />inoperative vehicle storage and new vehicle storage areas will be located on the site, the <br />applicant shall identify these particular areas on the revised site plan. The new vehicle <br />storage area shall not be useCl for vehicle display, vehicle sales and/or vehicle demonstration <br />by the public. The use of the building shall be for activities related to the storage and <br />preparation of new vehicles and the repair of inoperable vehicles. <br /> <br />3.18 In conjunction with the application for a conditional use permit, the following documents <br />have been submitted and reviewed by staff in preparation of this report: <br /> <br />. project narrative [date: amended 01.11.99] <br />. site plan, grading plan, floor plan, and building elevations [received by staff 1.11.99] <br /> <br />3.19 Prior to the issuance of permits for site improvements and fencing, and within 60 days after <br />approval of the conditional use permit, the applicant must record the conditional use permit <br />with the Ramsey County Recorder. <br /> <br />3.20 If approved, this conditional use permit and variance shall expire 6 months after approval if <br />a building permit has not been issued. (Section 1013.03) <br /> <br />4.0 Staff Recommendation <br /> <br />Based on the findings and conditions listed in Section 3 of this report, the staff recommends <br />approval of the conditional use permit to allow a motor vehicle dealer and storage of <br /> <br />PF3098 - RCA (03-22-99) Page 4 of 5 <br />
