Memo

2660 Civic Center Drive

Roseville, Minnesota 55113

(651) 490-2200

fax: (651) 490-2275

DATE:

December 28,1999

TO:

Bradley Real Estate
Debra Bloom, Assistant Public Works Director~.

FROM:

cc:

Thomas Paschke, City Planner

SUBJECT:

Plan Review Comments
Har Mar Building Addition: Cub Foods

We have reviewed the revised plans for the CUB foods Building Addition proposal at Har Mar Mall and
we wanted to bring the following items to the developer's attention. Please address these issues in
writing and on the plans with your next submittal. Corrections and clarifications are needed for
engineering approval of these plans.

Landscaping Plan:
. The utility plan should be overlaid onto the Landscaping plan for our review. Care should be
taken so that plantings in easements are not over proposed or, existing pipes. Plantings in
drainage swales should be of a variety that will be hearty enough to withstand a saturated
condition.

Overall Grading and Erosion Control:
. Install Hay Bales around all inlets. Make appropdate notation on plan sheet 4 of 7.
. The erosion control must be in place prior to work being started.
· We received a copy of the revised storm water calculations. However, not all of my concerns
from the 12/14 review have been addressed. A portion of Shryer Avenue drains to the existing
......., < on-site basin. Are the proposed pipes designed to accommodate this additional runoff? The
information that has been provided to me indicates that this has not been included in your
design. Please address this comment in writing. I would also like a copy of a drawing showing
the "new" drainage areas.

Storm sewer:
. We need a plan and profile of all public utilities that will be modified. This should be included
with the plan submittal.
· The City will require As-builts for all public utilities altered as a part of this project. These
should be provided before a certificate of occupancy being given for the building.

Stormwater Treatment/ detention:
. This proposal needs to go back to the Rice Creek Watershed Board for permit approvals. It is
my understanding that the Rice Creek board tabled this project's approval as of6/10/99.
. Pond Slopes are too steep (2.5:1). Slopes around the pond should be a maximum of 3:1.

~
~. 't ,
V\/ 't,.
