LARKIN, HOFFMAN, DALY & LINDGREN, LTD.

Mr. Steven R. Sarkozy
Thomas M. Scott, Esq.
May 28, 1999
Page 7

the existing Har Mar shopping center. Exterior materials include pre-colored integrally
treated rock face block with brick columns and an EIFS canopy. The detailing of the block
and canopy will utilize some of the architectural elements found at the existing center on
other buildings. (See Exhibit A - Colored Building Elevations.)

. Store Layout, Decor and Customer Services

All perishables will be located on the east side of the store. This layout has been
developed to maximize the ease of shopping. The store will have a mall entrance at the
rear of the facility. This will allow multiple stops before starting grocery shopping. The
main entrance and exit for Cub Foods are on the south side of the building. The entry is on
the east end of the south wall, which will help segregate Cub Foods parking from theater
parking. The exit is generally centered in the south wall. Because perishables are located
on the east side of the store, more of the shoppers will park near the entrance door for
maximum convenience. The entrance door also has a manual exit door to encourage
parking at this end of the store.

The proposed Cub Foods store will have a pharmacy, which will be adjacent to the mall
entrance, as well as a bank, in-store bakery, floral area and prepared foods. Many of these
customer services are not presently located in Har Mar and will help to diversify shopping
opportunities for residents of the community.

The Cub Foods decor incorporates terrazzo floors, large colorful signs to direct people in
the store, and state-of-the-art, energy-efficient lighting systems. The use of color and
diverse materials create a warm, friendly and inviting atmosphere in which to shop.

. Hours of Operation

The proposed Cub Foods store will be open 7 days a week, 24 hours a day in order to
provide maximum shopping convenience. However, relatively few customers visit the
store during the late nighttime and early morning hours. This is confirmed by customer
transaction counts obtained for a Wednesday and Saturday in March and April 1999 at the
Southdale Cub Foods and Woodbury Cub Foods stores, respectively. Each of these stores
generates a significantly greater volume than is expected to be generated by the propo, sed
Har Mar Cub Foods store.

The customer transaction counts show that only 68 customer transactions (including
employee purchases) occurred on Wednesday, March 24, 1999 at the Southdale Cub Foods
between midnight and 6:00 a.m., and only 78 customer transactions occurred at the
Southdale Cub Foods on Saturday, March 27, 1999 between midnight and 6:00 a.m. The
Woodbury Cub Foods customer transaction counts are similar. They show that only 60
customer transactions occurred at the Woodbury Cub Foods store on Wednesday, April 14,
1999 between the hours of midnight and 6:00 a.m. and only 85 customer transactions
