<br />ADEQUACY OF OPERATIONS FOR TRUCKS <br /> <br />On behalf ofthe City, Glen VanWormer has expressed concerns about the routing of <br />trucks to and from the delivery area for the Cub Food Store and about the adequacy of <br />space for truck maneuvers. In conjunction with other development team members, we <br />have carefully addressed both questions raised by Mr. Van Wormer. Regarding truck <br />entrance/exit patterns, the fIrst point to mention is that practically all semi-trucks for Cub <br />will enter via the eastern entrance on County Road B and then will proceed straight south <br />to the loading dock area. Since these trucks will be operating near the east perimeter of <br />the parking lot, the trucks will not cause any significant interference with parking <br />maneuvers or pedestrians for Har Mar customers using the east parking area. <br /> <br />When exiting, the primary route will involve trucks proceeding around the east, south, <br />and west perimeter of the parking lot towards the driveway on Snelling Avenue. When <br />using this route, trucks will not conflict with customers walking between the Cub Store <br />and their parked vehicles. Trucks exiting during the early morning hours, when the <br />customer activity is low, will be routed across the front of the store in order to reduce <br />impacts on nearby homes. With the previously described improvements to the driveway <br />connecting with Snelling Avenue, trucks exiting to Snelling Avenue will be effectively <br />accommodated, without causing any significant negative impacts for other users of this <br />Snelling Avenue driveway. <br /> <br />Careful attention also has been paid to the design of the truck loading area to ensure that <br />truck unloading activities will be effectively accommodated without interfering with <br />traffic movements along the east circulation roadway. Each truck loading bay is wider <br />than normal so that semi-truck drivers can efficiently maneuver to the docks. Sufficient <br />space is provided, separate from the traffic circulation roadway, for vendor trucks to stop <br />and unload. Thus, we are confident that the site design will effectively accommodate the <br />truck service needs for the Cub Store, without causing signifIcant interference with traffic <br />circulation on the east side of the Cub Store. <br /> <br />ADEQUACY OF PARKING <br /> <br />Questions regarding adequacy of parking for the new Cub Food Store have been raised <br />both by Glen VanWormer in his February 19, 1999, letter to the City and by nearby <br />residents. Particular concerns raised include the following points: <br /> <br />. Whether the south parking area provides enough spaces for the Cub Store plus <br />other users of the Har Mar Mall who park in that area. <br /> <br />. Whether sufficient parking spaces will be provided for the Har Mar Mall as a <br />whole. <br /> <br />. Potential competition for parking spaces in the south area among customers of <br />the Cub Store, theater, and Ground Round Restaurant. <br /> <br />9 <br />
