<br />. <br /> <br />In all commercial districts garbage receptacles, refuse areas, or incinerators must be in the rear or <br />side yards and must be screened from public view by a 6 foot high solid fence. <br /> <br />Where natural materials, such as trees or hedges, are approved in lieu of the required screening <br />by means of walls or fences, density and species of plantings must achieve 90% opaqueness year <br />round. <br /> <br />Property owners may request a reduction to the required setback in exchange for providing more <br />landscaping. If a reduction to the setback is requested, the Director of Community Development <br />may consider a reduction in 5 foot increments down to 45 feet, provided the applicant agrees to <br />provide additional plant materials in the setback areas using the following standards for each 5 <br />foot increment: <br /> <br />Required plant units/l 00 lineal feet: <br />0.3 overstory deciduous trees (min size 2 1/2 inch caliper b&b) <br />0.6 ornamental trees (min size 1 1/2 inch caliper b&b) <br />2.0 shrubs (min size 24 inch pot) <br />1.1 evergreen/conifers (min size 6 foot b&b) <br /> <br />. <br /> <br />For reductions from 45 feet down to 25 feet the following shall apply: <br />Required plant units/l 00 lineal feet: <br />0.3 overstory deciduous trees (min size 2 1/2 inch caliper b&b) <br />0.6 ornamental trees (min size I 1/2 inch caliper b&b) <br />1.0 shrubs (min size 24 inch pot) <br />0.5 evergreen/conifers (min size 6 foot b&b) <br />Also, if the applicant wants a reduction from 45 feet to 25 feet, there must be an 8 foot high <br />board-on-board fence required along the lot line, all mechanical equipment must be roof <br />mounted (screened from view), no wall fans, and no flood lighting or directional security <br />lighting will be allowed to create glare or spillover onto adjacent properties. <br /> <br />Woodbury <br />The city may require the screening (through benns, vegetation, or buffer strips) or fencing of any <br />side yard or rear yard facing a residential district: <br />~ Where any business or industrial use is adjacent to a property zoned or developed for <br />residential use, that business or industry must provide screening along the boundary of the <br />residential property.
