<br />. <br /> <br />. <br /> <br />. <br /> <br />~ All loading docks must be screened from view on the property's street frontages or from the <br />district boundary by a wall, earth berm or plant material or a combination of these at least 10 <br />feet in height. Walls must be designed to be harmonious with the structure having the loading <br />dock. <br />~ All mechanical equipment located on the roof or perimeter of the structure must be screened. <br />~ All exterior storage must be screened from view except merchandise being displayed and <br />materials and equipment being used for construction on the premises. The screening must be <br />accomplished to a height and depth consistent with the size and extent of the storage area. <br />~ Screening must be installed so as to block direct vision consistent with the following: <br />· A fence or wall not less than 5 feet high, but not extending within 15 feet of any street or <br />driveway. <br />· Earth berms at least 4 feet in height together with compact evergreen or deciduous hedge <br />and over an understory trees in a buffer strip at least 12 feet in width. At planting, hedge <br />material must be at least 2 1/2 feet in height and deciduous trees must be at least 5 feet in <br />height with a minimum of2 1/2 inches in diameter. Coniferous trees must be at least 4 feet <br />in height. <br /> <br />Oakdale <br />All commercial and industrial principal and accessory uses which are situated within 75 feet of <br />an R-l, R-2, R-3, or R-4 district must be screened by a wall or fence of not less than 100% <br />opacity and up to 10 feet in height above the level of the R-l, R-2, R-3, or R-4 property at the <br />district boundary. The wall or fence must be set back from the property line at least 5 feet. A <br />combination of coniferous and deciduous plants and, possibly, vines must be planted in order to <br />soften the appearance of the wall or fence to the residential area. All required screening must be <br />harmonious with the principal structure. <br /> <br />In C-2 districts outdoor storage must be screened from view from public right-of-ways by an <br />opaque fence or wall. In addition to the city's other screening requirements, all outdoor storage <br />must be set back according to the building setback requirements of the district. <br /> <br />In all commercial districts, all materials, supplies, merchandise or other similar matter not on <br />display for sale, rental or lease to the ultimate consumer must be stored within a 100% opaque <br />wall or fence which screens storage from public right-of-ways. <br /> <br />The perimeter views of all extemalloading and service areas and any areas of outdoor storage <br />must be screened from residential uses and adjacent public streets and the public front and office <br />sides of all commercial and industrial uses. Screening requirements must be satisfied through the <br />use of opaque fences, wall, earthen berms, hedges, and other landscape materials. Screening can <br />be accomplished through: <br />~ The placement of the building on the lot. <br />~ The use of berming and landscaping (80% opaque at the time of maturity).
