The original reason or need for the setback permit was not created by the <br />current owner. <br /> <br />The DRC concluded that all residents of Roseville should be afforded the <br />opportunity to have garage space that meets the current code requirement of a <br />double stall. In the case of this particular house, it was constructed in an era when <br />single car owner families were popular. <br /> <br />e. The existing improvements along with proposed improvements retain a <br />minimum of 70% pervious surface and green space of the lot. <br /> <br />Staff has calculated the lot size to be 24,829 square feet. The impervious area that <br />is allowed by City Code for this lot is 7,449 square feet. The DRC has estimated <br />that the existing driveway (1700 s.t) and proposed first floor and garage plan (2,119 <br />s.t) are well under the allowance. <br /> <br />f. The proposed project creates no other setback or variance condition. <br /> <br />The DRC has determined that there would be further no further requirements <br />other than the approval and issuance of a building permit. <br /> <br />g. The proposed project improves the aesthetics, covered storage, or the <br />functional use of the site. <br /> <br />The DRC determined that the design of the project by providing a double stall <br />attached garage and by providing a ~ bath and main floor launchy room, improved <br />both the covered storage and fjJnctional use of the site. The DRC also has <br />determined that the proposed design and the removal of an existing dilapidated <br />shed in the front yard of the property improve the over all aesthetics of the site. <br /> <br />h. The proposed project uses the same exterior materials and colors as the <br />principal structure and accessories. <br /> <br />The proposal includes a complete residing of the home and new improvement <br />area. <br /> <br />i. The final building mass is consistent with that of contiguous properties. <br /> <br />The DRC in its review of the direct vicinity determined that there is no real <br />consistency among the contiguous properties.
