The building or driveway expansion/addition does not place more vehicles <br />adjacent to living quarters or first floor bedrooms of adjacent homeowners. <br /> <br />The DRC reViewed the proposal and determined that the effected area of <br />encroachment is only a small triangular portion of the garage. Though the <br />proposed garage will be closer to the adjacent home than the current garage, it was <br />the DRC's conclusion that vehicles inside the garage will have little or no impact <br />on adjacent living quarters or bedrooms. Further, vehicles parked in the driveway <br />adjacent to the garage will be partially screened from the adjacent home and the <br />driveway will be located approximately 17 feet from the property, exceed the City <br />Code requirement of 5 feet. <br /> <br />k. The drainage and roof gutters guide water away from the structure and <br />adjacent structures. <br /> <br />Under City Code, roof drainage is not allowed to shed into an adjacent lot. The <br />DRC required a survey of the site that included arrows showing the drainage <br />pattern. If necessary, the Kaus's will be required to make appropriate grading <br />modifications and/or add gutters to the home. <br /> <br />l. The roof is properly proportioned to and integrated with the roof of the <br />principal structure (dwelling) on the property. <br /> <br />The DRC has determined that the roof of the existing and proposed structures will <br />be properly proportioned and integrated with one another. <br /> <br />Based on the DRC 's review of the proposed application, narrative and attachments, and a site <br />inspection, the four (4) members present recommended approval of the Setback Permit, subject <br />to the following: <br /> <br />1. Removal of the shed in the front yard. <br />2. Provision of a site survey indicating proposed/existing structures and the lot <br />drainage.
