<br />3.5 Staff has determined that the site with the addition will still be under the 30% <br />impervious surface required by code. <br /> <br />3.6 The proposed addition and existing accessory building (988 square feet) is well under <br />the 40% maximum allowed rear yard coverage of the 1,200 square feet. <br /> <br />3.7 The proposed addition to the accessory building meets all applicable building setback <br />requirements (5 feet). <br /> <br />3.8 There will be no additional driveway surface installed as a part of this development <br />proposal. <br /> <br />3.9 All roof drainage, new and existing, must be collected and channeled to the natural <br />drainage way within the applicant's property by gutters or other method approved by <br />the City Engineer. <br /> <br />3.10 The exterior of the new addition must be constructed with materials that match the <br />materials on the existing accessory building. <br /> <br />3.11 Because ofthe size ofthe total structure once the addition is complete (987.88 s.f.) no <br />other accessory building or tool shed(s) shall be permitted on the property, unless by <br />approval of a variance. <br /> <br />3.12 The maximum height shall be 15 feet as measured from mid roof peak. <br /> <br />3.13 Prior to issuance of a building permit, and within 60 days after approval of the <br />conditional use permit, the applicant must record the conditional use permit with the <br />Ramsey County Recorder. This conditional use permit shall expire 6 months after <br />approval if a building permit has not been issued. (Section 1013.03) <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />4.1 Based on the comments and findings outlined in Section 3 of the project report, staff <br />recommends approval of the conditional use permit for David Seaberg with conditions <br />3.8 - 3.13.
