<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 05/10/00 <br />ITEM NO: 7h <br /> <br />Department Approval: Manager Approved: Agenda Section: <br />PUBLIC HEARINGS <br /> <br />James Trapp request for Concept Approval of an Industrial Planned Unit <br />Development (I-PUD) on property situated at the intersection (northwest) of <br />Partrid e Road and Count Road C2. F #3189 <br /> <br />1.0 BACKGROUND <br /> <br />1.1 On May 2, 2000, the Roseville Development Review Committee (DRC) met with Richard <br />Fischer, Architect for the Trapp proposal, to discuss the Concept submittal. At this <br />meeting, the DRC suggested a number of modifications to the plans that would provide <br />greater clarity for their presentation to the Commission. The DRC also noted the plans <br />included structures in the Northern States Power Company (NSP) easement and they <br />should verifY whether NSP would allow such an encroachment. <br /> <br />1.2 Since the DRC meeting, NSP has stated that no structures would be allowed in the <br />easement. Thus the redevelopment plans need to be revised accordingly. <br /> <br />1.3 At the printing of this report, Mr. Trapp was out oftown and his architect could not verifY <br />whether the proposal would go forward. Staffhas suggested the redevelopment proposal <br />proceed forward as a sketch plan, allowing comments to be received by the Planning <br />Commission. <br /> <br />2.0 REQUESTED ACTION <br /> <br />2.1 The item (PF #3189) has been moved to allow sketch plan consideration. If Mr. Trapp <br />and Fischer are present at the meeting, it is suggested the Commission provide them with <br />comments regarding the redevelopment plan. A set ofthe previous plan has been attached <br />for information purposes.
