Building Height: Building height shall <br />be limited to three (3) stories where a <br />basement is included as one of the <br />three (3) stories. Where a basement is <br />not included, the building height shall <br />be limited to two (2) stories. In no <br />event shall a building exceed thirty F. <br />five feet (35') in height above grade <br />level. <br /> <br />E. Traffic: The site plan shall provide <br />vehicular circulation routes away from <br />residential areas and avoid commer- <br />cial vehicle ingress and egress from <br />local residential streets to commercial <br />property sites. In the site plan review <br />and approval process, every reason- <br />able effort must be made to design <br />the site circulation so that service <br />vehicles over one ton capacity do not <br />use routes which bring vehicles be- <br />tween a building and a residential <br />district boundary. The site plan shall <br />also provide pedestrian access routes <br />using walks or paths, including where <br />practical, connections to adjacent <br />residential areas. <br /> <br />Service vehicles over one ton capacity <br />which enter or exit the site between <br />the hours of ten o'clock (10:00) P.M. <br />and seven o'clock (7:00) A.M. shall <br />use a designated route approved by <br />the city. Deliveries and/or delivery <br />truck access, in and on the site during <br />the hours of ten o'clock (10:00) P.M. <br />to seven o'clock (7:00) A.M., shall be <br />limited to single unit, two (2) axle <br /> <br />. <br />; <br /> <br />City of Roseuille <br /> <br />1006.05 <br /> <br />vehicles not in excess of twenty six <br />thousand (26,000) pounds gross <br />weight. The designated route shall <br />keep vehicles at least three hundred <br />feet (300') away from any residential <br />district boundary, or be completely <br />screened by a building, wall, land- <br />scaped berm, fence, or combination <br />thereof from a point fourteen feet (14') <br />above the ground at the outside edge <br />of the truck route lane to a point five <br />feet (5') above the first floor (main <br />level) of the adjacent residences. <br /> <br />Off-Street Parking: Off-street parking <br />requirements shall be as listed in <br />subsection 1005.01 D of this title, and <br />in addition: <br /> <br />1. Twenty four (24) hour uses within <br />three hundred feet (300') of a residen- <br />tial district shall provide screening of <br />parking and driving areas adjacent to <br />residential areas. The screening, <br />which must have a minimum opacity <br />of ninety percent (90%) year-round <br />and a minimum height of six feet (6'), <br />may be provided by landscaping, <br />walls, fences, berms, or combinations <br />thereof. <br /> <br />2. Service delivery or noncustomer <br />vehicles shall not be parked or staged <br />within three hundred feet (300') of a <br />residential district, except when ac- <br />tively loading or unloading. <br /> <br />3. In no case shall vehicle staging for <br />unloading occur for more than twenty <br />four (24) hours on a site within any <br />S-C district. <br /> <br />G. Off-Street Loading: Off-street loading <br />shall be as listed in subsection <br />1005.01 F of this title and servicing <br />space shall be designated for each <br /> <br />January 2001 <br />
