<br />DEVELOPMENT REVIEW GUIDELINES & PROCEDURES <br /> <br />its Planned Unit Development, will necessitate the approval of an extension of the <br />development schedule by the City Council. If an extension is not applied for, the <br />City Council may instruct the Planning Commission to initiate rezoning on the <br />subject property back to its original zoning designation before the PUD was <br />requested. <br /> <br />20. Presentation Outline: <br /> <br />Applicants or their representative are required to attend the Park Commission, <br />Planning Commission, and City Council meetings on the nights when their project is <br />on the agenda. When called on, the applicant may present a succinct description ofthe <br />project, using the following outline as a guide, where appropriate. <br /> <br />Who the applicaDt(s) are <br /> <br />A. Company name, development experience. <br />B. Type of company. <br />C. Location of other facilities. <br />D. Number of employees. <br /> <br />What the applicant(s) do <br /> <br />A. Kind of service perfonned. <br />B. Unique characteristics of company or land use - open storage, hours of operation, <br />traffic needs, etc. <br />C. Special needs (rail, etc.) <br /> <br />Where the appIicatn(s) are located (Proposed) <br /> <br />A. Relate location to streets or known landmarks (buildings). <br />B. Identify access points to the property. <br />C. Identify peculiar features on property - slopes, wooded areas, water bodies, <br />ravines, etc. <br />E. Existing zoning district and those abutting the project. <br />F. Site area in acres/square feet, lot size. <br /> <br />Describe Project <br /> <br />A. Number of units, buildings, building square footage, etc. <br />B. Describe site circulation and parking. <br />C. Explain green areas, landscape plan, species, sizes, etc., and relationship to <br />structures, natural features, and visibility. <br />D. Review building materials, architectural features, design amenities, handling of <br />problems, rooftop units, overhead doors, screening of trash handling equipment. <br />E.
