<br />c. Spaces accessory to multiple-family dwellings shall be on the same lot as the <br />principal use served or within two hundred feet (200') walking distance of the main <br />entrance to the principal building served. <br />d. Spaces in the R-3 Districts shall be at least fifteen feet (15') from any street line <br />and at least ten feet (10') from any building. (Ord. 275, 5-12-1959;amd. 1995 Code) <br />E. Exception: If, after May 21, 1959, existing houses on fifty percent (50%) or more <br />of the frontage of any block have a predominant front yard different from that herein <br />specified, all buildings hereafter erected shall conform to this predominant front yard <br />depth, provided this regulation shall not be interpreted so as to require a front yard of <br />more than forty feet (40') in depth. (Ord. 275, 5-12-1959) <br /> <br />1005.01: GENERAL REQUIREMENTS: <br />The following minimum requirements shall apply to all buildings that may be erected, <br />conyerted or structurally altered in business districts: <br /> <br />A. Setback Requirements: <br />1. Front Yard Setback: Front yard setback shall be thirty feet (30') in all business <br />districts. Where adjacent structures have front yard setbacks different from those <br />required, the front yard setback shall conform to the average setback of the adjacent <br />structures. If only one adjacent lot is occupied by a structure, the front yard setback shall <br />be the average of the required setback of that adjacent structure. (Ord. 275, 5-12-1959) <br />2. Side Yard Setback: Side yard setback shall be a minimum often feet (10'). When <br />a side yard adjoins a residential district, the setback shall not be used for PARKING or <br />loading. Where a side yard faces a street (comer lot), the side yard setback shall be thirty <br />feet (30'). Where such a comer lot side yard faces a residential district across the street, <br />screening shall be provided as specified in subsection I of this Section. (Ord. 878,3-23- <br />1981 ) <br />3. Rear Yard Setback; Screen Wall: Rear yard setback shall be a minimum of twenty <br />feet (20'). Where the rear yard adjoins a residential district, a screen wall of not less than <br />four feet (4') and not greater than six feet (6') shall be installed and maintained by the <br />owner of the business parcel to effectively inhibit eye level vision between residential <br />and business areas. <br /> <br />B. Floor Area Ratio: Ratio between floor area of building and lot area in all business <br />districts shall not be greater than 1.0. (Ord. 275, 5-12-1959) <br /> <br />C. Building Height: Building height in business districts shall be limited to three (3) <br />stories, except in B-1 Districts wherein the following limitations shall apply: <br />Where buildings are within one hundred fifty feet (150') of a residential zone, <br />such buildings shall be limited to the average height of existing residential buildings <br />within one hundred fifty feet (150') of a proposed B-1 building. The City Council may <br />grant a conditional- use permit for a building in a B-1 District to be a maximum of three. <br />(3) stories upon application of a petitioner and holding of a public hearing under the <br />procedures set forth in Chapter 108 of this Code. Upon granting such a conditional use <br />permit, the City Council may impose such conditions which may be appropriate to <br />protect the public heaith, safety and welfare.
