Fractional Spaces: When application of the regulations for determining required off- <br />street PARKING spaces results in a requirement of a fractional space, any fraction up to <br />and including one-half (112) shall be disregarded and fractions over one-half (112) as one <br />additional PARKING space. <br />F. Off-Street Loading: One off-street loading space shall be provided in all business <br />districts in connection with all buildings or additions hereafter erected having a <br />gross floor area often thousand (10,000) square feet or more which are to be <br />occupied by a use or uses requiring the receipt or distribution of materials or stock <br />by yehicles. One additional space shall be provided for each twenty thousand <br />(20,000) square feet or major fraction thereof oyer the original ten thousand <br />(10,000) square feet. No tractor or trailer shall be PARKED in such space for <br />over seventy two (72) horns. (Ord. 275, 5-12-59; amd. 1990 Code) <br /> <br />I. Buffer Zone Between Business and Residence District: Where a business district <br />abuts a residence district, any new development shall include a buffer zone. There <br />shall be a protectiye strip of not less than ten feet (10') in width. This protective strip <br />shall contain no structures, shall not be used for PARKING, off-street loading or <br />storage and shall be landscaped. The landscape treatment shall include a compact <br />screen wall or fence but shall not extend within fifteen feet (15') ofthe street right of <br />way. The planting or fence design must be approved by the City Council as being in <br />harmony with a residential neighborhood and providing sufficient screening of the <br />commercial area. The hedge or fence shall be no less than six (6) nor more than six <br />and one-half feet (6 1/2') in height. (Ord. 275, 5-12-59) <br /> <br />1005.03C. Special Minimum Requirements: Minimum requirements for B-IB <br />Districts shall be the same as B-1 except that the following additional minimum <br />requirements shall apply in B-IB Districts: <br />I. Front yard setback shall be thirty feet (30'). <br />2. Side yard setback shall be thirty feet (30') from any street right of way and ten <br />feet (10') from any other lot line. <br />3. There shall be no off-street PARKING within fifteen feet (15') from any street <br />right of way nor five feet (5') from any other lot line. <br /> <br />1005.06E. Special Minimum Requirements: The following minimum requirements <br />shall apply in all B-4 Districts: <br />I. Setbacks: <br />a. Front Yard Setbacks: The front yard setback shall be thirty feet (30') except when the <br />lot fronts on a service road adjacent to a major arterial roadway and the land use across <br />said arterial is residential. In such cases, the minimum front yard setback shall be one <br />hundred feet (100') except the front yard setback for PARKING shall be a minimum of <br />fifty feet (50'). . . <br />b. Side and Rear Yard Setbacks: The side and rear yard setbacks shall be ten feet (10'). <br />PARKING may occrn within ten feet (10') of a side or five feet (5') of a rear lot line.
