<br />1005.07C. Special Minimum Requirements: <br />1. Maximum Floor Area Ratio: No maximum floor area ratio is required. A <br />minimum floor area ratio shall be five-tenths (0.5) achievable in stages through review of <br />conditional use pennit for site plan approval. <br />2. Setbacks: <br />a. Front Yard Setback: Front yard setback shall be thirty feet (30'), except when the lot <br />fronts on a service road adjacent to a major arterial roadway and the land use across said <br />arterial is residential. In such cases, the minimum front yard setback shall be one hundred <br />feet (100') except the front yard setback for JP> AJlU(][NG shall be a minimum oftwenty <br />feet (20'). <br />b. Side And Rear Yard Setbacks: The side and rear yard setbacks shall be ten feet (10'). <br />PARKING may occur within ten feet (10') of a side or fiye feet (5') of a rear lot line. In <br />the case of comer or double frontage lots, the front setbacks shall apply. <br /> <br />3. Building Height: No limit shall be placed on the height of buildings in the B-6 <br />District. However, buildings over forty feet (40') in height shall have front lots not less <br />than one-half (1/2) of the height of the building and side and rear yard setbacks of not <br />less than one-fourth (114) of the height of the building. <br />4. Landscaping: Three percent (3%) ofthe surface area ofland within a PARKING <br />area shall be landscaped with grass and shrubbery or other approved ground cover. <br /> <br />1005.088. Additional Conditions: In addition to other conditions that may need to be <br />attached to these conditional use pennits to ensure compliance with the intent of this <br />Section, motor vehicle rental and leasing businesses shall confonn to the following <br />standards: <br />1. Small Vehicles: For rental and leasing businesses, a small vehicle is defined as a <br />motor vehicle intended primarily for passenger use and no taller than seven feet (7') in <br />height and no longer than twenty feet (20') in length. <br />2. Large Vehicles: For rental land leasing businesses, a large vehicle is defined as <br />any motor vehicle other than a small vehicle. <br />3. JP> ARJKJING Spaces: The number of JP> AJR]([NG spaces on site for rental vehicles <br />shall be above and beyond the number required by the City for employees of the rental or <br />leasing business and for other uses on the site or in the same building. <br />4. Maintenance; Cleaning: All maintenance and cleaning of vehicles, all equipment <br />for maintenance and cleaning of vehicles, and all trailers or other equipment or devices <br />used for transporting yehicles shall be completely within the principal building or <br />completely screened from eye level of adjacent public streets, residential areas and from <br />other tenant spaces if the use is in a muiti-tenant building. <br />5. Storage of Vehicles: Storage ofyehicles shall not interfere with the safe and <br />efficient access and circulation of vehicles and pedestrians on site. <br />6.
