<br />DEVELOPMENT REVIEW GUIDELINES & PROCEDURES <br /> <br />The applicant is also responsible for submitting to the City. twelve (12) complete full size <br />sets of plans (minimum size is 11 inch by 17 inch) unless other wise note. Each RLUA is <br />reviewed by the DRC and a determination made regarding the applications completeness. <br /> <br />A. Pre-Application Meeting with Staff: All applicants are advised to schedule a <br />pre-application conference with the staff. This helps avoid delays and almost <br />always results in a more efficient processing of applications. An appointment can <br />be scheduled by contacting the City Planner at 651-490-2236. <br /> <br />Applicants are advised to stay in close contact with the City staff while their <br />applications are being processed. This expedites the review of applications <br />providing for a timely exchange of information. All submittals must be complete <br />and accurate. Failure to provide a complete and accurate package may result <br />in delays of one month or more. <br /> <br />B. Application Review for Completeness: Once the applicant has submitted the <br />necessary information and prepared the required plans, formal submittals will be <br />accepted by the Community Development Director and/or City Planner in <br />accordance with the Land Use Project Application Schedule. Once and RLUA is <br />deemed complete, the City Planner distributes copies of the project proposal to <br />the members of the DRC. <br /> <br />The Community Development Director and/or City Planner and the DRC (as <br />requested) review all RLUA's for completeness. If an RLUA is determined to be <br />incomplete, the applicant will be contacted and advised as to when complete plans <br />and materials must be submitted. After the completed materials are provided, the <br />DRC will review the plans in detail. Should alterations or additions be required, <br />the applicant will be contacted and informed as to the nature of the requested <br />changes, and deadlines for re-submittal. <br /> <br />All applications (complete and correct) must be filed with the Community <br />Development Director and/or City Planner by the submission deadline. The entire <br />process is illustrated on the attached table (Exhibit A, Land Use Project <br />Application Schedule). <br /> <br />C. Office Hours: City Hall is open rrom 8:00 a.m. to 4:30 p.m., Monday through <br />Friday. Call the City Planner (651-490-2236) to arrange an appointment to <br />discuss development issues.
