<br />Automobile service stations shall conform to the following standards: <br />A. Surface Covering: The entire site, other than that taken up by a structure or <br />planting, shall be surfaced with asphalt or concrete. <br />B. Drainage System: A drainage system subject to the approval of the Public Works <br />Director shall be installed. <br />C. PARKING and Service Areas and Curbs: No PARKING or service area shall be <br />less than five feet (5') from a property line and a box curb shall separate the public <br />sidewalk from such PARKING and/or service areas except at approved entrances and <br />exits. <br />D. Pump Islands: Center line of pump island shall be no less than twenty fiye feet <br />(25') from a property line. <br />E. Driveways: No driveway at a property line shall be less than fifty feet (50') from <br />the intersection of two (2) street right-of-way lines. (Ord. 309, 12-13-60; amd. Ord. 1085, <br />1-14-85) <br />F. Signs: Each service station may have one pedestal type sign not in excess of sixty <br />four (64) square feet nor more than twenty fiye feet (25') in height erected within the <br />front yard and no part of the sign shall be less than six feet (6') from a property line <br />(horizontal distance). The pedestal shall not be greater than eighteen inches (18 ") in <br />diameter and no part of the sign surface shall be less than sixteen feet (16') vertical <br />distance from the grade of the nearest driveway or PARKING area. The pedestal shall <br />not be less than five feet (5') from a driveway. (Ord. 342, 10-13-61) <br />G. Other Products: If service stations sell products other than gas, oil, and other <br />petroleum products, auto parts and accessories, or sales from minor vending machine <br />products, then all other retail sales shall be conducted only in compliance with all <br />requirements and conditions for sales in B-3 Districts. (1990 Code) <br /> <br />1007.01: GENERAL REQUIREMENTS: <br />The following minimum requirements shall apply to all buildings that may be erected, <br />converted or structurally altered in industrial districts and development of industrial land: <br />A. Setback Requirements: Required yards shall be open spaces, which may be used <br />for landscaping, lawn and driveways, but shall not be utilized for buildings, PARKING <br />or open storage areas for goods or vehicles except as hereinafter specified. <br />1. Front Yard Setback: <br />a. Minimum Setback: The minimum building and structure front yard setback shall be <br />forty feet (40') in all industrial districts. Side yards facing streets on comer lots shall be <br />considered the same as front yards. Where a front yard or side yard of a comer lot faces a <br />residential district across a street, the building and structure setback from the street shall <br />be not less than sixty feet (60'). <br />b. PARKING: On-site PARKING lot setback and PARKING of vehicles shall be <br />permitted no closer than forty feet (40') to any front yard property line or where the lot <br />faces a residential district. <br />c. Landscaping: All yard space between the bui~~ingsetback and the street right-of-way <br />line not utilized for PARKING of vehicles shall be landscaped with grass, trees and <br />other landscape features as may be appropriate. <br />d. Exception: With a combination of permanent year-round screening and landscaping, <br />the PARKING setback of passenger yehicles (cars and trucks ofless than one ton <br /> <br />15 <br />
