The <br />combination of permanent year-round screening and landscaping may include: <br />(1) Coniferous trees and street trees as designated in the City Street Tree Master Plan, <br />(2) Shrubs, <br />(3) Berms, <br />(4) Masonry walls or other architectural improvements (no setback variance required), <br />(5) Sunken IP AJRKING lot elevations. <br />Any combination of subsection Al d( 1) through (5) above shall provide a <br />minimum permanent year-round height of thirty six inches (36") from the highest point of <br />the JP AJRK.II:NG lot curb, consisting of eighty percent (80%) opaque screening of the <br />P AJRKJED vehicles as seen from the public right of way. If deciduous material is used, <br />the berm shall be higher and require less in the amount of vegetation. Where landscape <br />materials are proposed, they shall be of such type and size to meet the height and opacity <br />requirements within thirty six (36) months or less after installation. <br />e. Visibility: Traffic visibility shall not be impeded by fencing, structures, plantings or <br />berms within forty feet (40') of an intersection or driveway. <br />2. Side Yard Setback: <br />a. Setback: The side yard setback of buildings or structures shall be ten feet (10') in all <br />light industrial districts and twenty feet (20') in all general industrial districts. <br />b. Building Or Structure Setback Where Industrial Tract Adjoins Residential District: <br />Where the side yard of any industrial tract adjoins a residential district, the minimum <br />building and structure side yard setback shall bc forty feet (40'). <br />c. JPARKIING, Storage; Landscaping: JPAJRIIaNG of vehicles and open storage shall be <br />permitted no closer than forty feet (40') to a side yard line adjoining a residential district. <br />All side yard area not utilized for JP AIRKJI~G or open storage shall be landscaped. <br />Screening provided along the interior side lot line shall be set back a minimum of twenty <br />feet (20') from any public right-of-way line. JP AJRIIaNG shall be permitted no closer than <br />five feet (5') to a side yard line adjoining nonresidential districts, except where joint <br />P ARJ!(][NG between two (2) adjacent properties is provided, wherein no PARKING <br />setback is required. <br />3. Rear Yard Setback: <br />a. Rear yard building and structurc setback shall be a minimum of twcnty feet (20') in all <br />industrial districts. <br />b. Where industrial districts abut directly on or are across an alley from a residential <br />district, all buildings, structures, storage of materials and processing shall be set back one <br />hundred feet (100') from the rear lot line. <br />c. IPARKJING of vehicles shall be permitted no closer than forty feet (40') to the rear lot <br />line of adjoining residential districts and shall be screened from view from adjacent <br />residential areas. The forty foot (40') strip adjacent to the rear lot line shall be iandscaped. <br />PARKIrNG of vehicles shall be permitted no closer than five feet (5') to rear lot lines <br />adjoining nonresidential districts. <br />B. Lot Widths: Lot \vidth shall be measured along the public right-of-way line and. <br />shall not be less than one hundred feet (100') in all industrial districts. <br />C. Lot Area: Lot area shall be a minimum of one acre in all industrial districts. <br />D.
