<br />Community Development Department <br />651-490-2279 . fax: 651-490-2931 <br /> <br />The DRC has determined that the plan submittal on January 24, 2001 (dated 11/24/99 and <br />3/27/00) complies with the Roseville City Code, Specifically the ORC has the following <br />comments: <br /> <br />· Section 1 006,02A 1, Setback Requirements: The DRC has reviewed the proposal and <br />determined that the current structure (Har Mar Mall) meets or exceeds the front, rear, <br />and side setbacks required by the Code, <br /> <br />· Section 1006,02A2, Buffer Zone: The ORC has reviewed the current site for compliance <br />with the standard buffer zone requirement and has determined that Har Mar Mall meets <br />or exceeds this requirement. <br /> <br />· Section 1006,02A3, Special Requirements When Rear Yard includes Loading Area: The <br />ORC has reviewed the Code requirements and determined that the east side ofHar Mar <br />Mall, adjacent to the TJ, Maxx and the former HomePlace docks, is the rear yard and <br />meets or exceeds the required setback and buffer strip requirement. <br /> <br />· Section 1006.02B, Floor Area Ratio: The DRC has reviewed the proposal and <br />determined that the facade improvements and interior remodeling do not impact the floor <br />area ratio, <br /> <br />· Section 1006.02C, Lot Coverage: The ORC has determined that the proposed facade <br />improvements and interior remodeling do not impact building coverage on the Har Mar <br />Mall site, <br /> <br />· Section 1006.020, Building Height: The ORC has reviewed the proposed plans, <br />specifically those associated with the front facade improvement, and concluded that the <br />proposal does not exceed the 35 foot maximum allowed by the Code, <br /> <br />· Section 1006,02E, Traffic: The ORC has reviewed the existing and proposed circulation <br />plan for Har Mar Mall and the proposed Cub Foods and accepts the existing and <br />proposed routes and their hours of use, Specifically, delivery of goods in semi trailer <br />trucks will be prohibited between the hours of 10:00 p,m. and 7:00 a,m, Oelivery of <br />goods in single unit, two axle vehicles, under 26,000 pounds gross weight, will be <br />permitted between the hours of 10:00 p.m, and 7:00 a.m, These vehicles can enter from <br />or exit to County Rose B or Snelling A venue using the existing drive lanes, but must <br />travel next to the grocery store structure on the designated route as indicated on the plans <br />dated 11/24/99, Delivery of goods between the hours of 7:00 a,m, and 10:00 p.m. by all <br />sized vehicles is permitted, However, semi trailer trucks must enter off of County Road <br />B and either exit along the south side of the grocery store and travel westbound to <br />Snelling Avenue or travel from the dock area north to County Road B, <br />
