File No. 99420 <br /> <br />Dear Development Review Members: <br /> <br />On behalf of CSM Corporation (CSM), RLK-Associates is pleased to present 'this <br />submittal package requesting an amendment to the Centre Pointe Business Park Planned <br />Unit Development (PUD) 1177 in order to accommodate a development proposal by <br />CSM. <br /> <br />CSM Corporation proposes to construct a three-story, 120 room Courtyard Hotel on an <br />approximately three-(3) acre. site. The site is located within the Centre Pointe <br />development in the northwest quadrant of the City. The site is one of the last remaining <br />parcels in the development that has not been developed or approved for development. <br />The parcel is sitUated between Centre Pointe drive on the east and Interstate 35W on the <br />west. -Its neighbors on the north would be an office building occupied by Vertias <br />Software and to 'the south is the recently approved Veritas Software corporate campus; <br />. presently under construction. The Courtyard Hotel would join two other hotels currently <br />in the development; The Fairfield Inn owned by the Tharaldson Corporation, and the <br />Residence Inn owned by the CSM Corporation (the applicant).' . <br /> <br />Courtyard is a full service Marriott brand hotel that caters to the upper moderate lodging <br />segment to both business and leisure travelers. The hotel includes a restaurant, <br />bar/lounge, conference rooms, indoor swimming pool and spa, exercise room and an <br />outdoor patio/courtyard. The restaurant and lounge caters to the hotel guests and office <br />users within immediate walkipg distance. There is no signage on the outside that <br />indicates that there is any reStaurant within the hotel. The hotel will consist of one and <br />two bed hotel rooms plus rooms with attached conference rooms, outdoor balconies, <br />and/or Jacuzzis.
