<br />. The site will have two driveway access points. Both drives are off of Centre Pointe <br />Drive; one on the south, and one on the north that is a shared drive with the office <br />building on the north. The site contains a paved.surface parking lot with 155 spaces. The <br />&ont entranCe has a covered porte-cochere for guest drop-off and pick-up. Internal site <br />sidewalks will connect to both the street sidewalks and the walking paths within the <br />present development. The courtyard within the backyard of the building is a fenced in <br />area with a large patio and heavily landscaped grounds. The rest of the site is also <br />heavily landscaped and maintained as well. <br /> <br />The structure is three stories in height with a pitched roof. Exterior materials will include <br />brick, EIFS, glass, asphalt shingles on the high roof, and standjng seam metal on the low <br />roofs~ The brick and EIFS colors will be similar and complimentary to the surrounding <br />buildings within the development. . <br /> <br />If the project is approved and all goes as planned, it is anti.cipated that construction would <br />start this summer and would be open in late spring of 200 1. <br /> <br />PROJECT mSTORY AND LOCATION <br /> <br />The Centre Pointe Business Park PUD Business Zone No. i 177 was approved by the City <br />Council in April of 1997 and permits a mix of office park uses: office, office-warehouse, <br />office-showroom manufacturing spaces, 2 hotels and 1 restaurant. The intent of the <br />Business Park was to permit a range of office and office related uses in a park-like <br />setting. Furthermore, the intent was to maintain at least 50% of each building as office <br />uses except for the permitted restaurant and two hotels. 1.0 total, The PUD permitted <br />619,600:'sq. fQotage of new buildings over the entire site. It also stated that any change in <br />building size and height&om the original approved plan may only occur south of Lydia. <br /> <br />This PUD site covers 47.6 acres and is bounded by I35W to the West, County Rd D to <br />the north, Cleveland Avenue to the east and The City/MNDot pond and wetlands <br />ordinance tothe south. Nearly three quarters of this Business Park PUD- 421,526 sq. ft.- <br />has been developed in the last two years and is occupied. The undeveloped areas lie <br />south of Lydia Avenue. The proposed CSM project site is the southernmost section of <br />the PUD site and is a 2.97-acre parcel south of Lydia Avenue and Centre Pointe Drive. <br /> <br />The development status of the various development components of the Centre Point <br />Business Park PUD sites is summarized below. . <br /> <br />Building Use , Status Square footage <br />C.P.B.P.
