The site is located in the southeast <br />sect i on of U,e intersect i on of Sne I Ii ng Avenue and County Read 8-2. Major <br />roadways serving the site are Trunk H1ghway 36, Snelling Avenue, County <br />Road B-2 and Ham: ine Avenue. <br /> <br />The proposed development wil I take place In Two phases. Phase I wi II con- <br />sist of the co~struction of a three to five story office building bordering <br />Zimmerman Lake. This building wi I I be 120,000 square feet and parking wi I I <br />be Drovlded for 600 cars. <br /> <br />Two alternatives are being considered for Phase 11 of the construction. <br /> <br />. Alternate 1 proposes an 8 to 10 story motel and restaurant <br />development. The motel would consist of 184 units ~nd the <br />restaurant is planned to seat 360. Parking would be provided for <br />423 cars. <br /> <br />. Alternate 2 proposes a second 120,000 square foot building on the <br />south side of the property. Additional parking for 600 cars would <br />be prov!ded for this alternative. <br /> <br />The purpose of this study Is to determine the traffic impact of the pro- <br />posed development on the surrounding street system. Spec if teal Iy, the <br />study addresses, <br /> <br />1) the impact of traffic entering and exIting the site on County ROud <br />B-2, and <br /> <br />2) the Impact of new site generated traffic upon the capacity of the <br />intersection of County Roao S-2 and the west ramps of Snel ling <br />Avenue. <br /> <br />The study also addresses the level of new traffic impacts upon the residen- <br />tial n8ighbor"hood located al01g County Road B-2 north and east of the pro- <br />ject site. <br />
