<br />. Residential Area Goals: Achieve a flexible balance of different types of housing <br />alternatives that meet the life cycle needs of residents. Through careful use of the little <br />remaining land in Roseville identify and maintain the existing balance of residential <br />acreage throughout the community. <br /> <br />. Promote neighborhood. Maintain and develop close knit neighborhoods for single and <br />multi unit developments. Create neighborhood identity and scale, and improve <br />community visual/aesthetic effect. <br /> <br />. Policies: Encourage innovative high quality planning and design in residential <br />developments that cater to the life style/life cycle of present and future residents. <br /> <br />. Convert unusedlunderused commercial lands to residential uses. <br /> <br />. When approving a residential planned unit development, require better quality with <br />established criteria for open space and quality materials. <br /> <br />. Encourage the development of well designed multiple family dwelling projects which <br />are compatible with adjacent uses. <br /> <br />. Encourage year-round landscaping of public and private space, including planned <br />development of boulevards and medians. <br /> <br />. Add and integrated sidewalk or pathway system requirements in ordinances and in <br />design standards for new developments. <br /> <br />. Commercial Area, Policies: Continue to emphasize and improve site plan review <br />process for public and private development. <br /> <br />. Cooperate with existing and potential commercial developers in creating efficient site <br />plans with emphasis on efficient access and egress, parking areas, and landscaping. <br /> <br />. Review all commercial development site plans to ensure quality design, the completion <br />of an adequate amount of site landscaping, and beautification. <br /> <br />6.2 City Infrastructure: The proposed redevelopment of the parcels into a professional office and <br />supportive housing complex does not require expansion or extension of City infrastructure such <br />as utilities and streets. <br /> <br />6.3 Jobs and Value: The four parcels have a current land and building value of $284, 100 (Ramsey <br />County Assessor) contributing $8,920 in annual property taxes. The Accessible Space project <br />value is estimated at $2.5 million including property acquisition and site development costs. <br />The non-profit housing project will not generate property taxes.
