<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 01/02/02 <br />ITEM NO: 8a <br /> <br />Agenda Section: <br />SKETCH PLAN <br /> <br />Review and comment on Accessible Space Inc. and VSI Construction <br />proposed mixed uses development of the southeast corner of <br />Lexington Avenue and Roselawn Avenue (PF3224). <br /> <br />1.0 REVIEW of PROPOSAL: <br /> <br />1.1 Accessible Space Inc. and VSI Construction are proposing a joint mixed-use planned unit <br />development on 2 acres consisting of three parcels at the southeast corner of Lexington <br />A venue and Roselawn A venue. One entry drive would be placed on each avenue. <br /> <br />1.2 The request before the Commission on Wednesday, January 2, 2002 is to informally <br />review the Sketch Plan for the proposed redevelopment of the former Kath (Phillips 66) <br />gas station site and the 2 adjoining parcels. <br /> <br />1.3 The applicant seeks to construct a 16,000 square foot two-story office building for <br />medical/dental and other general office use in the northwest portion of the site. The <br />applicant also seeks to construct a 22 unit three story apartment complex for the <br />handicapped in the northeast portion of the site (see attached information). The two <br />projects would share a joint parking area. Entries to County roads require a county <br />permit. Watershed approvals will also be needed. <br /> <br />1.4 A Sketch Plan review is an informal process by which a developer can seek information <br />and direction from the Planning Commission regarding a conceptual proposal. This <br />process is a means for the Commission to indicate concerns or issues regarding a <br />proposal, as well as provide direction to an applicant. This process is usually followed by <br />a neighborhood meeting, hosted by the applicant, then a public hearing at a subsequent <br />Planning Commission meeting to review the General Concept Plan and possible the Final <br />Development Plan. In the case of this proposal, it is anticipated that the Commission <br />would hold a public in February or March on the General Concept Plan, with the Council <br />taking action 3 to 6 weeks later. <br /> <br />2.0 SUGGESTED COMMISSION ACTION <br /> <br />2.1 Provide Accessible Space and VSI Construction with land use, environment, design, site <br />plan, and comprehensive plan consistency comments and direction on their proposed <br />redevelopment projectJor the southeast corner of Lexington and Roselawn Avenues. <br /> <br />Prepared by: Thomas Paschke (490-2236) <br /> <br />Attachment: site plan for proposed development. 60-day Time Limit: Not Applicable. <br /> <br />PF3224 - RPCA Sketch Plan 01 0202a Page I <br />
