<br />Accessible Space, Inc. <br />Roselawn Village <br /> <br />ASI's Roselawn Village apartments will provide 22 apa11ment units. Six will be two bedroom, 16 <br />will be one bedroom. The building will be three stories tall, and have a hip roof with asphalt <br />shingles, matching the residences in the mea. The roof1ine will feature extended eaves (4 to 5 ft) to <br />visually Imver its height. The base of the building will be faced in brick, matching the brick used on <br />the VSI commercial building. The upper levels will be faced with lap siding with variety and detail <br />provided by areas of shake siding extending slightly forward from the building, creating a shadow <br />line. The building will be "L" shaped, wi th the Roselawn facade broken by a setback at the <br />connection of the north and south wings of the building. <br /> <br />The building has been placed, designed and detailed, and the unique semi-circular mchitectural <br />fence of ma<.;onry and ironwork ha<.; been designed and detailed, to provide two public transitions. <br />The first transition occurs along Roselmvn from the commercial building located at the corner to the <br />single family home setback along the remainder of the block. The 15 ft setback of most of the <br />building face, and the 33 ft setback of the last 25 ft of the building face "the notch", and the 20 ft <br />of open yard, provide a stepping back to the adjacent single family homes. The architectural fence, <br />with the brick piers matching the brick on the commercial building, the substance provided by the <br />ironwork, and the verticality of the five trees, visually carries the comer building line to the edge of <br />our site. The second transition is from the Villas across Roselawn to our building. The use of a <br />blick base, lap and shake siding, the reveals at the intersections of the lap and shake siding, the hip <br />roof with extended eaves, the dual setbacks of 15 ft and then 33 ft, and the placement and design of <br />the windows all increase the interest of the facade of the building and visually reduce it<.; height. <br />The interest and substance of the architectural fence and the plantings in the fence provide a <br />foreground for the view from across Roselawn and the transition to the residence. We will be <br />requesting assistance through the "Cornerstone" grant program for these streetside improvements. <br /> <br />On the south side of the building, between the building and the flow control and sedimentation <br />pond that will serve the entire development, a patio with a gas grill will be provided for the residents <br />and their guests. The pond occupies the remainder of the east boundary of our site. The final <br />landscape plan for the site will be developed and detailed a<.; the project proceeds and we have the <br />opportunity to meet with our neighbors. All landscaped meas will be inigated. Our refuse <br />containers will be located in a tra<.;h service area within the building. <br /> <br />We are proposing to provide 16 parking spaces, 12 which me van accessible handicapped spaces, <br />and prove an additional 4 spaces on our site. It is our experience that few of the residences ,vill <br />have the ability to drive and mvn a specially fitted van. In no case have more than 40% of our <br />residents owned vans or automobiles. The 12 handicap spaces ,ve have proposed exceed this <br />experience. The 4 regulm spaces will, in our experience, meet the needs of the resident caretaker, <br />staff and visitors. Over time and in response to demand, unused handicap spaces may be restriped <br />for regular use, and / or the 4 proven spaces can be paved. <br /> <br />C.
