(PF3236) <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Reichenbach! Anderson, 1858 Hamline Avenue, request approval of a variance to increase the <br />residential lot coverage from 30% to 41 % and a conditional use permit to increase the rear yard <br />building square footage allowance from 40% to 45%. <br /> <br />1.2 The variance and conditional use permit are being requested to allow the removal of the existing <br />single stall garage and construct a 26 foot by 32 foot (832 square foot) three stall detached garage <br />on the 7,750 square foot residential lot. The granting of a variance shall only occur when it can be <br />demonstrated that such an action will be in keeping with the spirit and intent ofthe ordinance. <br /> <br />2.2 "Undue hardship" as used in connection with the granting a variance means the property in <br />question cannot be put to a reasonable use if used under conditions allowed by the official <br />controls, the plight of the land owner is due to circumstances unique to the property not created by <br />the land owner, and the variance, if granted, will not alter the essential character ofthe locality. <br /> <br />PF3236 RCA (072400) - Page 1 of 6 <br />
