<br />2.5 The Minnesota Waldorf School proposes to connect electrical service to the office trailer <br />but will not connect the trailer to sewer and water. <br /> <br />3.0 STAFF COMMENTS/FINDINGS <br /> <br />3.1 Minnesota Waldorf School proposes to place a temporary office trailer on the Corpus <br />Christi property. <br /> <br />3.2 Office "A" would not be visible from Fairview Avenue or County Road "B". The trailer <br />will only be visible from the south, but obstructed due to a 10-foot rise in elevation. <br /> <br />3.3 The proposed location of "Office A" between the church sanctuary and the classroom <br />wing of the Corpus Christi facility would be in conflict with the Building Code. <br /> <br />3.4 The "Office A" location is mostly screened from adjacent property owner view, but is not <br />an appropriate location. The Trailer would be located in a drainage swale and just north <br />of the schools roof drains. The area is not large and could present numerous problems in <br />the beginning of winter, especially trailer removal. <br /> <br />3.5 The proposed location of "Office B" adjacent the parking lot and the school entrance <br />does not pose a conflict with the Building Code. <br /> <br />3.6 The "Office B" location is more out in the open and visible from both Fairview Avenue <br />and County Road B, but cannot be seen directly for adjacent residential homes. <br />Evergreen Park lies to the east; a large stand of trees screens the residential homes along <br />Gluek Lane to the north; the church and school screen the trailer from the west; and the <br />residential homes to the south will also have their view of the temporary office partially <br />blocked by the school. <br /> <br />3.7 The location of "Office B" will provided direct access into the school and be readily <br />accessible during the early winter given its location adjacent to a large sidewalk. The <br />location also allows for easily removal when Minnesota Waldorf School moves into their <br />new facility. <br /> <br />3.8 The placement of either office trailers will not result in a loss of any off-street parking. <br /> <br />3.9 The proposed interim use of the property for a temporary office will not have an impact <br />on parking and traffic in the area, since the activity is already calculated in with the use <br />of the property. <br /> <br />3.10 The proposed interim use of the property for temporary offices will not have an impact <br />on parks, streets and other public facilities. The office trailer will not be connected to <br />City sanitary sewer and water main, but will be connected to electricity. <br /> <br />3.11 The proposed interim use of the property for temporary office will be compatible with <br /> <br />PF3241 - RCA (082800) - Page 2 of 4 <br />
