5.0 SUGGESTED PLANNING COMMISSION ACTION

5.1 By motion, the Planning Commission finds the land uses proposed within the Veritas
amendment (122,000 s.f. of additional office space) to the existing Planned Unit Development
to be consistent with the comprehensive plan and the intent ofthe 1997 PUD.

5.2 By motion, the Planning Commission final recommendation will be made based on Planning
Commission review of the final EA W and comments and mitigation plans of any
environmental impacts discovered through the EA W process.

5.3 As an alternative, the Planning Commission could open the required hearing for the
amendment to the Final Development Agreement for the Centre Pointe Planned Unit
Development. If significant information is not available, incomplete or missing, the Planning
Commission should continue the hearing to the February 14,2001 meeting or until such time as
the EA W is completed and comments on the document are received.

6.0 NEXT STEPS:

On January 22, 2001, assuming that the City Council concurs with the Planning Commission,
the Council must then approve the distribution of the Voluntary EA W for review. After the 30
to 45 day period in which state, county, local agencies and the public review is completed, and
subsequent Planning Commission comments added, the Council must then determine whether
there are any significant new environmental impacts. If there are no significant impacts, the
Council action may be to provide a "negative declaration" - which means there are no
significant impacts that would require further environmental analysis and additional mitigation
than what is proposed.

Report by: Thomas Paschke (651-490-2236); Dennis Welsch (651-490-2232)

Attachments: Partial EA W; Site Plans

60-Day Time Limit: Not applicable.

Q:\Planning Files\3283 _ V eritas\RPCA (011001 ).doc

PF 3283 - RPCA (01/10/01) - Page 3 of 3
