If approved,
this proposal would allow Veritas to complete its campus with 2 additional four-story
buildings, each with a total of 122,000 s.f. of floor space. The current total permitted square
footage of building area in the Ryan Centre Pointe PUD is 680,000 s.f. (as originally approved
in 1997 and amended in 2000); with the new proposal the total Ryan PUD building area would
be approximately 802,000 s.f. Also, Woodbridge previously developed 120,000 s.f. of building
area prior to the current Ryan Planned Unit Development.

Centre Pointe Planned Unit Development Stages of Approval

Ccnh"c Pointc PUD 1985 1997 1999 2000 2001
Woodbridge PUD 647,0000 s.f.
Woodbridge -Built 120,000s.f. 120,000 s.f. 120,000 s.f. 120,000 s.f.
Ryan PUD 619,000 s.f. 619,000 s.f. 619,000 s.f. 619,000 s.f.
Adm. Therefore, no new office building coverage of the land would
occur. Finally, to reduce parking lot coverage of the land and allow for more green landscaped
area, a parking structure would be built where single level parking was previously planned. As
proposed, construction will occur over 3 years from 2001 through 2003.

1.3 The Planning Commission also is requested to review and comment on the proposed Voluntary
Environmental Assessment Worksheet (EA W) that identifies any changes in environmental
impacts based on the Veritas 122,000 s.f. proposed changes. While the EA W is in process and
the staff expects no major environmental impacts, the most significant issue will be traffic

PF 3283 - RPCA (01/10/01) - Page I of 4
