The site has already <br />been mass graded as part of improvements approved in the spring of 2000. An <br />erosion control plan was approved by the Watershed District for the property. <br /> <br />Describe any steep slopes or highly erodable soils and identify them on the <br />site map. <br />No steep slopes are located on the property. Minimal potential for problem <br />erosion exists. <br /> <br />The Veritas site and restaurant have been graded to pad elevations, grading, <br />utility, street and drainage pond construction has been completed. The earthwork <br />required to final grade the site will be minimal. <br /> <br />It is anticipated that during site grading, existing topsoil will be stockpiled and <br />later re-applied in the landscape areas. The remaining ground will need to be <br />adjusted to final grade with proper soil preparation to support the buildings and <br />parking lots. <br /> <br />Describe the erosion and sedimentation measures to be used during and after <br />construction of the project. <br />Standard practices for erosion control will be followed for this site. Anticipated <br />BMP's are: Rock Entrance to minimize soil tracking on the roadways from <br />vehicle traffic; silt fence / hay bale interception to keep silt and fine soils from <br />eroding off-site and onto hard surfaces; storm sewer inlets will be screened to <br />minimize the loss of soil into the existing and proposed storm structures. <br />Infiltration basins will be constructed for stormwater infiltration. During <br />construction, these infiltration basins will collect sediments, until site vegetation <br />is established. Final grading plans will meet or exceed the Rice Creek Watershed <br />District requirements for erosion control. <br /> <br />18. <br /> <br />Water Quality - Surface Water Runoff: <br />a. Compare the quantity and quality of site runoff before and after the <br />project. Describe methods to be used to manage and/or treat runoff. <br /> <br />The Centre Pointe Business Park has been developed with sites meeting <br />the Business Park PUD requirement of 25% green space. The 1997 EA W <br />was developed assuming that 25% of the developed area would be green <br />space. The proposed improvements to the Veritas site will result in <br />approximately 28% of the site reserved as green space. The increased <br />green space will result in a reduction of the quantity of surface runoff from <br />this site and ultimately reduce the total runoff identified in the 1997 EA W <br />from the <br /> <br />Page 16 <br />
