<br />1 The Staff recommends approval of a 25 foot Variance to Section 1004.016of the <br />2 Roseville City Code to allow the construction of a 400 sq. ft. detached accessory building <br />3 25 feet from the corner side yard property line adjacent to Merrill Street, based on the <br />4 findings in Section 5 and the following conditions: <br />5 <br /> <br />a. <br />6 The applicant locating the parcel’s property pins and developing a scaled <br />7 site plan with dimensions for existing and proposed detached accessory <br />8 structure to be submitted with the building permit application. <br />9 <br /> <br />b. <br />10 The parcel being limited to 3,054 square feet of impervious coverage. <br />11 <br /> <br />c. <br />12 The detached accessory building being set back a minimum of 5 feet from <br />13 the corner side yard property line adjacent to Merrill Street (west). <br />14 <br /> <br />d. <br />15 The detached accessory structure being set back a minimum of 10 feet <br />16 from the principal structure. <br />17 <br /> <br />e. <br />18 No parking being allowed within the street side boulevard of the accessory <br />19 structure (Sect. 602.06) <br />20 <br /> <br />f. <br />21 Drainage being designed to sheet flow to the south rear yard area. <br />22 <br /> <br />g. <br />23 The variance shall expire within six months after the approval date (July 6, <br />24 2005) unless that applicant has been granted a building permit. <br />25 <br />26 William Dahlke introduces himself and asked the Variance Board to approve the City <br />27 Planner’s recommendation with the stipulated conditions. <br />28 <br />29 Chair Bakeman asked Mr. Dahlke what his plan was for the existing attached single stall <br />30 garage. Mr. Dahlke indicated that he planned to keep it for now, adding that it was <br />31 undersized and that was the main reason for the proposed detached garage. <br />32 <br />33 Member Pust ask Mr. Dahlke when he purchased the property. Mr. Dahlke responded <br />34 that he purchased the property this past spring to fix-up and sell. <br />35 <br />36 Chair Bakeman closed the hearing. <br />37 <br />Motion: <br />38 Member Boerigter moved, seconded by Member Pust, to adopt a Resolution <br />39 approving a 25 corner side yard setback Variance to Section 1004.016 of the Roseville <br /> <br />40 City Codefor William Dahlke, 1244 Sandhurst Drive, based on the findings in Section 5 <br />41 and the conditions of Section 6 (as amended) of the project report dated July 6, 2005. <br />42 <br />43 Ayes: 3 <br />44 Nays: 0 <br />45 Motion carried. <br />Page 2 of 6 <br /> <br />
