Planning File 3649:Request by Ronald Wolf for a Variance to <br />1 <br />Section 1004.01A6 (Maximum Total Surface Area) and 1004.016 <br />2 <br />(Residential Dimensional Requirements – Side Yard Setback) of the <br />3 <br />Roseville City Code to allow the construction of an attached garage <br />4 <br />rd <br />addition (3 stall) within the required 10 foot side yard setback and <br />5 <br />exceed the allowable lot coverage for the parcel at 2480 Marion Street. <br />6 <br />7 <br />8 Chair Bakeman opened the hearing and requested staff to provide a verbal summary of <br />9 the project report dated July 6, 2005. <br />10 <br />11 City Planner, Thomas Paschke, advised that Ron Wolf has submitted a proposal to <br />12 construct an 8 foot wide by 24 foot deep (192 sq. ft.) attached garage addition that would <br />13 encroach four feet into the required 10 foot side yard setback and increase the allowable <br />14 impervious coverage on the parcel over the maximum allowed by Code. Section <br />15 1004.016 (Dimensional Requirements – Side Yard Setback) of the Roseville City Code <br />16 limits a principal structure to minimum side yard setback on this lot of 10 feet. <br />17 <br />18 The existing attached garage is set back 14 feet from the north (side yard) property line <br />19 and 46 feet from the front yard property line adjacent to Marion Street. The proposed <br />20 attached garage addition would place the structure 6 feet from the north side yard <br />21 property line. The 22 foot addition would extend the attached garage to a point 24 feet <br />22 from the front yard property line. <br />23 <br />24 The Wolf property is 11,700 sq. ft. in size affording a maximum impervious coverage of <br />25 3,510 sq. ft. Based on the submitted site plan the City Planner has determined that the <br />26 principal structure (house & existing attached garage) is estimated at 1,878 sq. ft. and the <br />27 existing driveway/paved surface (including driveway, sidewalk and patio) is estimated <br />28 1,547 sq. ft. for a total of 3,425 sq. ft. The proposal to construct a 192 sq. ft. attached <br />29 garage addition is estimated to exceed the allowable impervious coverage on the property <br />30 by 107 sq. ft. (from 3,510sq. ft. to 3,617 sq. ft.) <br />31 <br />107 sq. ft. VARIANCE to Section <br />32 The City Planner recommends approval of a <br />1004.01A6 and a 4 foot VARIANCE to Section 1004.016 <br />33 of the Roseville City Code to <br />34 allow the construction of a 192 sq. ft. garage addition, no closer than 6 feet from the side <br />35 yard (north) property line adjacent at 2480 Marion Street, based on the findings in <br />36 Section 5 and the following conditions: <br />37 <br />38 a. The attached garage stall addition shall be set back a minimum of 6 feet <br />39 from the side yard property line. <br />40 <br />41 b. The attached garage stall addition shall be limited to 192 sq. ft. of building <br />42 footprint area. <br />43 <br />44 c.
