<br />H. In B-6 Districts, three percent (3%) ofthe surface area ofland within a parking <br />area shall be landscaped with grass and shrubbery or other approved ground <br />cover. (J005.07c4) <br /> <br />1. No automobile service station driveway at a property line shall be less than fifty <br />feet (50') (1005.09) from the intersection of two (2) street right-of-way lines. <br /> <br />J. Exception: In all industrial districts on-site parking lot setback and parking of <br />vehicles shall be (J007.0IAI) pennitted no closer than forty feet (40') to any front <br />yard property line or where the lot faces a residential district. Exception <br />(J007.0IAld): With a combination of penn anent year-round screening and <br />landscaping, the parking setback of passenger vehicles (cars and trucks of less <br />than one ton capacity) may be reduced to twenty feet (20') from the front property <br />line. The combination of pennanent year-round screening and landscaping may <br />include: <br /> <br />1. Coniferous trees and street trees as designated in the City Street Tree <br />Master Plan, (J007.0Idl) <br /> <br />2. Shrubs, (1007.0Id2) <br /> <br />3. Benns, (1007.0Id3) <br /> <br />4. Masonry walls or other architectural improvements (no setback variance <br />required), (1007.0Id4) <br /> <br />5. Sunken parking lot elevations. <br />Any combination of subsection I 1 through 5 above shall provide a minimum <br />pennanent year-round height ofthirty six inches (36") from the highest point <br />of the parking lot curb, consisting of eighty percent (80%) opaque screening <br />of the parked vehicles as seen from the public right of way. If deciduous <br />material is used, the benn shall be higher and require less in the amount of <br />vegetation. Where landscape materials are proposed, they shall be of such <br />type and size to meet the height and opacity requirements within thirty-six <br />(36) months or less after installation. Traffic visibility shall not be impeded by <br />fencing, structures, plantings or benns within forty feet (40') of an intersection <br />or driveway. (J007.0Id5) <br /> <br />K. In all industrial districts parking of vehicles and open storage shall be pennitted <br />no closer than forty feet (40') to a side yard line adjoining a residential district. All <br />side yard area not utilized for parking or open storage shall be landscaped. <br />Screening provided along the interior side lot line shall be set back a minimum of <br />twenty feet (20') from any public right-of-way line. Parking shall be pennitted no <br />closer than five feet (5') to a side yard line adjoining nonresidential districts, <br />except where joint parking between two (2) adjacent properties is provided, <br />wherein no parking setback is required.
