' <br /> <br />PROPROSED PUD AMENDMENT <br /> <br />.. <br />, PROJECT DESCRIPTION <br />The Solutia Consulting development will consist of a 21,240 S.F. buildipgsituated on the lot <br />to capture views of the Minneapolis' skyline and ~n close proximity to the existing pond on' <br />the property, The building will be two stones and include an underground parking garage. <br />, ,The building will be the new headquarters for Solutia Consulting. The project would both <br />meet and exceed the existing PuD development standards by utilizing a superior building <br />design and building materials as well as incorporating a high-quality site design that takes <br />adv~ntage of the parcel's distinctive amenities. The site'has been designed to 'locate the <br />, 'proposed building !lear the soutl1em property line, offering views'ofthe pond areas south of <br />the building and of the Minneapplis Skyline, The proposed building will be similar in ' <br />materials to the building currently c,onstructed at Centre Pointe; thus creating a cohesive <br />image for the Business Park. Landscaped green areas are provided around the buildings <br />providi~g a naturalistic setting. <br /> <br />Architecturally the project consists 'of a two-story office building with a 10,620 S.F.J100r <br />plate for a total of21,240 S,F. of gross building area and a lowerievel garage for 24 cars. ' <br />The floor to floor height is 12'-8',' on (he first level with an overall parapet height ,of 31 '-0". <br />The rooftop mechanical systems, are entirely enclosed within the parapet scr~en wall. <br /> <br />.. , <br />The exterior iIpage of the building reflects the style of its primary tenant Solutia, Consulting. <br />The desJgn ,is a contemporary classi9 Ioo~ predomimintly brick and,glass with accents of <br />precast panel and efis. The massing of the exterior waIis is broken up by the change in <br />materials to give the building a sense of human proportion and sca1e'. The front face ofthe' <br />building has a prominent entrY canopy that directs visitors to the main lobby area this allows <br />the signage to be placed off center and to remain understated.. , <br />
