<br />Due to relatively low demand for office space, only 2 of the 12 lots approved in the <br />1985 plan were built. These 2 lots currently contain 120,000 SF of office space, <br /> <br />In 1997, Ryan proposed to develop the remaining ten lots, replatting them to create <br />two additional lots (see 1997 Master Site Plan, Figure SA), The proposed uses <br />included two business hotels, two sit-down restaurants, five office buildings, two <br />office-showrooms, and one office-manufacturing for a total of 619,000 SF. In 1997 <br />an EA W was prepared and a negative declaration adopted by the City of Roseville <br />for the Centre Pointe Business Park as summarized above. <br /> <br />In February 2000 the City of Roseville approved a minor administrative amendment <br />permitting an increase in the building area by 10%. The south 16 acres of Centre <br />Pointe Business Park were then sold to Veritas and Veritas commenced construction <br />on Veritas Building 1. In the summer of2000, the PUD was amended to allow <br />construction of a third hotel in place of an office building within Centre Pointe. In <br />April of 200 1, the PUD and EA W was amended to allow an increase of 122,000 SF <br />of office space for the Veritas Campus, The following chart summarizes the <br />approvals for the Centre Pointe project. <br /> <br /> <br />647,000 SF <br />92,000 SF <br />61,900 SF <br />o SF <br />122,000 SF <br />922,900 SF <br /> <br />-122,000 SF <br />802,900 SF <br /> <br />15,500 SF <br />818,400 SF <br /> <br />Centre Pointe Solutions (Solutia Consulting) proposes to increase the gross building <br />area by 15,500 SF for the property. Under the currently approved PUD, a 6,000 S. F. <br />building has been approved. Solutia Consulting, which is a Minnesota-based <br />business and information consulting company, purchased the Centre Pointe property. <br />To meet its growth needs, Solutia is proposing to replace the previously approved <br />6,000 SF building with a new building that would total 21,500 SF. This would be <br />accomplished by converting the one-story building into two-story building with <br />underground parking. Please see Figure 4 for the proposed improvements to the <br />Centre Pointe Solutions property. <br /> <br />The project will utilize the existing roads, water, sanitary sewer, storm sewer and <br />stormwater ponds on the site, making only minor adjustments in the infrastructure <br />required to service the proposed buildings.
