Tbat: 'the l.andscape plan, including landscaping in adjacent <br />neighbors' yards, be reviewed and approved by city staff after <br />an analysis of utility conflicts. <br /> <br />The landscape plan Deets with our approval as lonq as the final <br />plans are revised to show trees along Lincoln Drive on the <br />right-of-way line and not on the ~oulevard adjacent to the street. <br /> <br />The plans that were agreed to with, adjacent neighbors (and shown on <br />the landscape plan) may need to be altered to accommodate the work <br />proposed for County Ditch No.4. The exact scope of this project <br />has not been finalized by the city's engineering consultant, SEH, <br />nor has it been approved and recommended by the PUblic Works <br />Department. This portion of the landscape plan will need to be <br />reviewed in final detail when the ditch project has been finalized. <br /> <br />5. That city sta:t! review and approve lighting and' signage plans. <br /> <br />The lighting plan is adequate. <br /> <br />There are six signs indicated tor the project: three on Lincoln <br />Drive for the senior housinq, and three on the motel site. The <br />signs for the senior housing are all 12' x 5'-hiqh monument signs. <br />Each siqn will be a steel face with a base of brick, precast <br />concrete, and wrought iron. The setback to Lydia Avenue for the <br />northernmost one is adequate at 15', but all three are shown on the <br />site plan within 5' ot the new Lincoln Drive right-of-way. This <br />setback should be 15' to meet similar requirements tor monument <br />signs in the Code, and to allow for visibility at the driveway <br />entrances. <br /> <br />The signage for the _atel consists of two wall siqns on either end <br />of the building and a monument sign on the Snelling Avenue side, <br />setbac::k 15' from the right-af-way. By the formula in the Code, the <br />building would be allowed about ~oo square feet Of signaqe on the <br />Lincoln Drive side and about 420 square feet of siqnaqe on the <br />Snelling side, including any ground-mounted or pylon signs. The <br />wall s19n on the Lincoln Drive side is about 270 square feet, and <br />the wall sign plus the monument sign on the Snellinq side tDtal <br />about 370 square feet. We have not seen the desi9D for the <br />monument sign on Snelling, but the applicant agrees that it will be <br />no more than 8' in height. This is measured at the edge of the <br />Snelling Avenue pavement, not the ground elevation at the si9O. <br />This is according to the definition of heiqht in the Code. The <br />
