For now it will be defined as "Senior Housing" to be no more than two stories high
and contain no more than forty living units. The footprint will be defined for the PUD. The PUD can
be amended in the future if necessary.

5. Damon Farber reviewed his approach the landscape design. He noted the following that following
would be addressed:

a. Perception of the project from the neighborhood to the west
b. Campus character and the continuity of that character on the South Campus
c. The sense of entry at the north end of Lincoln Drive
d. Boulevard character along Lincoln Drive
e. The tree canopy and the lower plantings. especially at the entry drives to each building
f. The natural character of the creek area and its transition to the more manicured character
at the buildings
g. The wandering course at the Alzheimers care facility
h. A vocabulary of generally hardy and readily obtainable species
i. The size of plant material to be installed: height and trunk diameter.

6. The entry drive at the apex of the curve is less than ideal in terms of traffic visibility especially for
the older driver whose peripheral vision may be less than it once was.

7. Phil Carlson said he would like to see cross sections of the site as part of the design presentation.

8. A trail for maintenance vehicles will run along the east side of the creek. It will require ground
stabilization to prevent vehicles from sinking in. The architect suggested that the trail could be
built at the elevation of the 10-yearflood. The City of Roseville will maintain this trail.

9. Phil Carlson is concerned about the character of the drainage creek area. He suggested that to
enhance the buffer between the neighborhood and the project it may be reasonable to include
plantings in the neighbor's yards.

10. The drainage creek is part of the Rice Creek Watershed District.

11. The final submittal will indicate the existing trees to remain.

12. 25 sets of drawings (11 X17) are needed by the City on April 6. They also need a larger scale (easily
readable) set of drawings.

13. Phil suggested that the building form of the Independent Living Building be stepped to ease the
transition to the lower scale neighborhood to the west.

14. The revised site utility plan was reviewed by Peter Pfister. Phil carlson will pass it along to steve
Gatlin.

15. The concept plan submission will be made at the Wednesday March 24 Development Review
committee at 1 :15. Drawing swill be submitted at 1" = 60' scale to allow for better review.

END OF MEMO

2
