We ave recommend that about half of the one-bedroom units be <br />smaller, with between 625 and 675 square feet and rents of $700 to $775 per month <br />($1.12 to $1.15 per square foot). The other half would be standard one-bedroom <br />units with between 700 and 750 square feet and rents of $775 to $850 per month <br />($1.11 to $1.13 per square foot). . <br /> <br />We recommend that most of the two-bedroom units be standard sized with one and <br />three quarter baths and between 900 and 975 square feet. Rents are suggested at <br />between $875 and $950 per month ($.97 per square foot). We are also recommend- <br />ing up to 10 percent of the units be large two bedroom units with between 1,050 and <br />1,200 square feet, appealing to the higher income market that desires a large amount <br />of space. Rents for these units are suggested at between $1,000 and $1,100 per <br />month ($.92 to $.95 per squ~e foot). <br /> <br />The suggested rents are slightly above Brightondale, but well below the rents at Rose- <br />pointe, which also includes a continental breakfast and weekly housekeeping in tbe <br />rent Adjusting for the services included at Rosepointe, these rents are about $100 to <br />$200 per month less, except for the largest units which are comparably priced. <br /> <br />These rents are quoted in 1992 dollars and should be adjusted upward based on mar- <br />ket conditions at the time marketing begins. <br /> <br />Lf5 <br />
