Deregulation <br />had little to do with trucking - it was the economics in the industry. The 1980 <br />deregulation added trucking - there is a need for more terminals. New property for <br />terminals is too far out from center city for better "stem-time". Forced relocation <br />would greatly increase cost of trucking. Current terminal was built in 1963. The value <br />of the land tends to make moving attractive. Bringing in 8000 new vehicles will be a <br />big impact compared to existing trucking. <br /> <br />Pat Johnson, 2986 Mildred Drive, described Langton Lake park and shoreland zoning. <br />Warehouses were built in 1974, the developers along the west and south sides provided <br />a dedication of 1 00 feet. <br /> <br />She noted that the Plan was adopted because the truckers would sell at higher prices, <br />then relocate further north. As market develops, Roseville had a plan in place to <br />address future land uses. In 1988, the development plan was passed and has slowly <br />moved to completion since that date. She supported the Comprehensive Plan <br />amendment with option #2 - a good mix of uses and would serve the neighborhood <br />well. <br /> <br />Member Mulder asked if other uses should be of concern. Ms. Johnson expressed <br />concern about the hospital but traffic will always be there. Housing has been in the <br />plan in the past and should be considered again. Big box retail is very difficult to <br />support <br /> <br />Ms. Johnson noted the City has a responsibility to continue redevelopment to the new <br />businesses that have located there since 1990. She said health club or services and <br />fitness is complementary to the trail, park and neighborhood. <br /> <br />Don Tschida, 1888 County Road C-2, supports concept of business park and low <br />density (town homes), owner-occupied housing. He prefers option #2. The medical <br />facility does not benefit the city; employees will not use Roseville housing. High <br />density housing is not complementary to the park. <br /> <br />Carol Erickson, 2925 Mildred Drive, supported option #2 and noted that the buildings <br />in the area are deteriorating.
