She supported the <br />Comprehensive Plan amendment with option #2 - a good mix of uses that would <br />serve the neighborhood well. <br /> <br />Member Mulder asked if other uses should be of concern. Ms. Johnson expressed <br />concern about the hospital but traffic will always be there. Housing has been in <br />the plan in the past and should be considered again. Big box retail is very <br />difficult to support. <br /> <br />Ms. Johnson noted the City has a responsibility to continue redevelopment <br />because of the new businesses that have located there since 1990. She said health <br />club or services and fitness is complementary to the trail, park and neighborhood. <br /> <br />Don Tschida, 1888 County Road C-2, supports concept of business park and low <br />density (town homes), owner-occupied housing. He prefers option #2. The <br />medical facility does not benefit the city; employees will not use Roseville <br />housing. High density housing is not complementary to the park. <br /> <br />Carol Erickson, 2925 Mildred Drive, supported option #2 and noted that the <br />buildings in the area are deteriorating. The new buildings are fine. Traffic is a <br />problem, but is something we will live with. <br /> <br />John Komula, representative ofSt. Paul Properties in area 10 and 12, noted viable <br />industries in area should remain as hi-tech, which now includes 20 businesses <br />with 800 employees; supported the option #2 hi-tech/hi flex uses. He submitted a <br />letter to the Commission dated November 8, 2000. <br /> <br />Amy Mammen, 2966 Mildred Drive, supported the amendment, either options #2 <br />or #3, but opposed to big box retail. <br /> <br />Sean Regan, Premier Bank, whose family owns area 7 (2 trucking related sites), <br />and have an option on area 6, the Hand W Trucking site. He noted there is no <br />land available for retail users in Roseville. He explained his property plans based <br />upon the 1988 Twin Lakes plan which designated the site as "Retail". Office is a <br />high risk planned use in today's market. He supports option #4 including retail <br />uses; this process will have impacts on his property. Byerlys, the Tile Shop, the <br />Fireside Shop and other retailers are adjacent to the site. His sites are currently <br />fully occupied with truck and bus services. The retail users do not get TIF <br />assistance. Retail should be one ofthe options. Retail has become a high quality <br />finish. Retail wages can be much higher than normally thought of by the public. <br />He is concerned ultimately about the zoning on this site. The city needs to <br />understand each property owner's concerns so that all could collaborate. He <br />welcomes further discussions. <br /> <br />There being no further public comment offered, Chair Klausing closed the <br />hearing. <br />
