)

V. Industrial Areas

A. INDUSTRIAL POLICIES

The City will:

1. Encourage the improvement, environmental remediation and
improvement, and redevelopment of industrial land to more intensive
uses.

2. Encourage industrial uses which have key commercial/retail access and
visibility qualities to redevelop the site into commercial uses and move
existing industrial uses to industrial districts.

3. Areas with a mixture of commercial and industrial uses such as between
Fairview and Cleveland, north of County Road "B-2" should be carefully
managed to encourage redevelopment to higher commercial uses.

4. Maintain and upgrade currently established development standards, such
as setbacks, lot sizes, and including appropriate emphasis on the life
safety code. Encourage construction quality in adaptable buildings and
grounds consistent with City development standards. Restrict and control
open storage uses in industrial areas.

5. Encourage high intensity use of remaining industrial land, especially
west of 1-35W and north of County Road B-2, to achieve maximum
efficiency and a stable tax base.

6. Encourage the development of multi -story industrial uses subject to
adequate standards as a means of promoting land use efficiency and a
stronger tax base per unit of land. Reduce low yield industrial users.

7. Prohibit development of new industrial parks or buildings in areas other
than the northwest industrial area.

8. Adopt controls to encourage high quality development in industrial
parks.

9. Discourage industrial development with excessive nuisance
characteristics.

10. Give priority to City and County State Aid roads in major industrial (and
commercial) areas to give maximum assistance to development of such
properties as a means of improving the tax base.

\
}

Roseville Comprehensive Plan -1998 Update

Goals and Policies - Page 12 of 21
