<br />higher tech light industrial uses or office uses which provide head of household jobs. It <br />has also been evaluated a number of times for potential of a major retail power center, <br />including discounters such as Walmart and Builders Square. With over 10,000 vehicles <br />per day already on this portion of County Road "C", high traffic generating retail will <br />create turning movement problems. <br /> <br />West, (between Fairview and Cleveland) along County Road "C", is the Indianhead <br />Trucking Terminal. It is currently designated on the Comprehensive Plan as Industrial, <br />but it is zoned B-4. The Twin Lakes Plan anticipates that this site will be a light <br />industrial or high tech office, warehouse, or service complex as part of the Twin Lakes <br />Business Park. <br /> <br />Along the northwest comer of the intersection of Interstate 35 and Highway 36 are a <br />number of parcels currently designated on the Comprehensive Plan for business uses. <br />This was the original site for the Rosewood Office Towers complex. The zoning on the <br />site is B-6 for office towers. It is appropriate to designate this area as a future Planned <br />Unit Development Business Park with a mix of office, light industrial, technical and <br />research uses. <br /> <br />Recently, the land west of 1-35W and north of County Road "B-2" has begun to <br />redevelop as a mix of refined office and office/warehouse distribution centers. A <br />primary example of this is a planned unit development by Space Center, called the <br />Beltmann North American project. It is the City's policy to handle possible <br />developments with rezoning as a planned unit development to allow for specific <br />materials and site planning to be controlled. A similar use is the CSM planned unit <br />development within an industrial district, adjacent to County Road "C" and across from <br />the Williams Pipeline Tank Farm. <br /> <br />South of County Road "B-2" and east of Cleveland Avenue, there are a number of sites <br />currently zoned for industrial use. The Comprehensive Plan illustrates this area as <br />being a primary business retail area. As the zoning consistency public hearings occur, <br />these sites should be redesignated for retail and office uses. <br /> <br />Within the Twin Lakes area, along Cleveland Avenue, there are a number of parcels <br />between Iona Lane and County Road "C-2", which should be evaluated for their <br />industrial, office, and/ or mixed residential uses adjacent to Langton Lake. The most <br />appropriate uses adjacent to the lake should be mid density residential and/ or <br />corporate headquarters sites that reduce the environmental impact on the Langton <br />Lake. <br /> <br />In 1994, the only inconsistencies between the Comprehensive Plan and Zoning were <br />those outlined above. <br /> <br />Roseville Comprehensive Plan - 1999 Update <br /> <br />Land Use -Page 22 of 34 <br />
