<br />\ <br /> <br />12. <br /> <br />Rice Street Corridor <br /> <br />The Rice Street Corridor area includes approximately 66.4 acres of <br />scattered sites with an estimated market value of $8.4 million. <br /> <br />It is anticipated that over the next 5 years a redevelopment plan will be <br />necessary to ensure the vitality of the corridor and plan for the impact of <br />road improvements as the street will be turned over to the County in the <br />year 2001. <br /> <br />13. Arona <br /> <br />The entire Arona area is comprised of 48.3 acres of land and includes the <br />City Activity Center, Hamline Center and several multi-family buildings. <br />The market value of these uses equals approximately $10 million. <br /> <br />The City of Roseville owns 13 acres in this area at 2800 Arona Street. This <br />site is occupied by the 30,000 square foot former Ralph Reeder Elementary <br />School and was utilized by NCR as a training facility. The City of <br />Roseville subsequently acquired the property from NCR. The City is <br />currently using the site as an activity center and for recreation offices. <br /> <br />It is anticipated that the existing activity center and recreationaf offices <br />would be relocated elsewhere in the City within two to four years. It is <br />the City's goal to maintain approximately 4 acres of park and open space <br />on the site leaving approximately 9 acres available for development; most <br />likely a mixed-use planned unit housing development. <br /> <br />In 1995, a request for proposal was issued and 3 different concepts were <br />reviewed. Without a viable alternate location for the activity center and <br />recreational offices, the City did not accept any proposal. It is anticipated <br />that within the next 2-4 years the area will once again be ready for <br />redevelopment. <br /> <br />14. City Center Area <br /> <br />The City Center area includes the existing civic area and area within a 10 <br />minute walking distance along Lexington and County Road C. <br /> <br />As part of the 1994 Comprehensive Plan implementation strategy, a Task <br />Force was appointed in 1998 with the charge to help create a shared vision <br />for a new city center that serves the citizens of Roseville. It provides a <br />forum to openly discuss issues and opportunities, and to formulate a long <br />term strategy to establish an exciting and vibrant mixed-use recreational, <br /> <br />Roseville Comprehensive Plan- 1999 Update Economic & Redevelopment Plans- Page 11 of 14 <br />
