<br />5. Review all commercial development site plans to ensure quality design, the <br />completion of an adequate amount of site landscaping, and beautification. <br /> <br />6. Maintain and upgrade currently established development standards, such as <br />setbacks, lot sizes, and placing appropriate emphasis on the life safety code. <br /> <br />7. Encourage construction quality in adaptable buildings and grounds <br />consistent with City development standards. Restrict and control open <br />storage uses in industrial areas. <br /> <br />8. Adopt controls to encourage high quality development in industrial parks. <br /> <br />9. Discourage industrial development with excessive nuisance characteristics. <br /> <br />10. Restrict loading and unloading zones to the sides and rear of industrial <br />buildings. <br /> <br />11. Apply stringent controls to insure development of adequate off-street parking <br />to serve new and existing industrial uses. <br /> <br />12. Require specific site planning and landscape plans to ensure completion of <br />adequate site beautification. Set standards for site improvements and review <br />each specific development. <br />Planfar the Efficient Use of Land with Adequate Buffers: <br /> <br />13. Create adequate transitions and buffering between incompatible land uses by <br />strengthening or establishing standards in the zoning ordinance. <br /> <br />14. Restrict commercial development to specific areas in accordance with the <br />Comprehensive Plan and avoid strip commercial development. Restrict <br />further commerciallindustrialland expansion where there is encroachment <br />on residential areas; encourage concentrated medium size office development <br />in areas currently designated for such uses. <br /> <br />15. Encourage orderly transition of areas from residential to commercial in <br />accord with the Comprehensive Plan. <br /> <br />16. Encourage industrial uses that have key commercial/retail access and <br />visibility qualities to redevelop the site into commercial uses and move <br />existing industrial uses to industrial districts. <br /> <br />17. Encourage the development of multi-story industrial uses subject to adequate <br />standards as a means of promoting land use efficiency and a stronger tax base <br />per unit of land. Reduce low yield industrial users. <br /> <br />18. Direct development of new industrial parks or buildings into areas <br /> <br />3 <br />
